Why isn't my house selling?

OK I'm asking for some home truths here people. (pardon the pun)
My house has been on the market for 9 months and so far we've had 14 viewings including a second viewing. 4 were time wasters who didn't even have their own house on the market yet and the rest gave feedback like "too many stairs" or "it's too small" (5 said this and they've all been recent).
Unfortunately I can't put up a link as I'm a new user so if you want to see it to give advice/opinions, please PM me.
Since we put it on the market (at £10k below the home report value) the price has been dropped by a further £25k. We did this to compete with similar sized properties in the area.
Nobody has ever smoked in the house (in the 20 years we've had it anyway) and there are no funny smells like strong food or damp. The decor is fairly fresh and neutral with no crazy patterns or colours.
We're very keen to sell quickly as we need to move out of the area to avoid a 3 hour round trip to work, and renting is not an option because we need the equity.
Property sales in the area aren't great unfortunately, however we ARE getting the viewings, just no offers.
I would be interested to hear any feedback, bad or good, as sometimes it can be difficult to see past your own surroundings.

You would have to write the link out longhand if you would want a real impression from users as to why your property isn't selling.
try cutting and pasting the link address and putting some spaces in or changing the link slightly something like this random house i use as an example

You can PM the link if you want (I'm currently working as a letting agent but have got 8 years in sales behind me!) I'm happy to give you an opinion.
HOWEVER! If the feedback is that it's too small, it generally means too small for the money. People are looking at your asking price and expecting the property to be bigger, then they are being disappointed by the size when they come round. Has it perhaps been a bit creatively photographed? I see you have reduced it but are similar properties in the area selling? It sounds like if you have had to reduce it £25,000 it sounds like it may have been a bit ambitious to start with.0 -

Not really absurd as in the past I have seen posts in nearly every section advertising some awful product, or service. Shouldnt have to have this measure but needs must.

I'm kinda scared of what's coming but I need to hear the bad stuff as well as the good so that I can figure out what to do to sell quicker. I can't change the size of it but anything I CAN do, I'm willing to try!0
