I honestly had no idea what Leilandii are... will need to look into that!
There isn't an external staircase. The only stairs are inside the property. The house bhind us had a roof terrace so It might be another dodgy angled photo the EA has taken...
Interesting comments about an ensuite for the upstairs bathroom. We could look into that0 -
If I were seriously looking at that priceband, in your area, here are my personal foibles and thoughts:
1] Front windows, I'd want to replace.... couldn't get out of those in a fire.
2] It's low in the land, wonder if it's damp
3] Floorplan almost unreadable, took it out to its own browser window and made it bigger, still couldn't make it out... but
3a] Probably needs reconfiguring, seems a lot of wasted hallway space.
3b] Still can't really work out what's going on as the exterior photos make it look like there's more rooms than the floorplan shows.
I'd then pass on it ... thinking it's probably best for somebody who wants to expand it and turn it into something fabulous, rather than just moving in and living in it because .... it looks like there'd be too many annoying things to live with and you'd always be wishing it was a bit different.
Looks like a good price, good size, good plot, good views... just "too quirky" for me.0 -

Ouch. I asked I suppose. Maybe you think it would be best to just level it and build a bigger, better, less annoying, more fabulous house in it's place. At the end of the day I'm looking for constructive criticism. You may as well have just said "I hate it".0 -

I was referring to Pic 15. I went back and had another look. I can see now what the EA has done, she has photographed your garden but has given prominence to next door's property. Very confusing….
It might be better to lose that photo or at least photograph the garden from another angle and not show the neighbour's house.
You say you've had 14 viewings.? Any feedback. What age group were they, what was their situation. FTB's, Retirees, Holiday Home Purchase.
TBH I cannot see Dunoon working for commuters to Glasgow.
We used to commute from Helensburgh, 30 minutes by train. The ferry would be unreliable in winter.
Did you get to meet any of the viewers and have a chat or did the EA do all the viewings.
Your EA sounds a bit lackadaisical - she needs to be a bit more pro-active.
Definitely get her to sort out those photos.0 -

Tell the EA that floorplan needs re-working.
It really does look like there are two rooms upstairs and two receptions downstairs.
I also noted that the core of the house comprised a large hall and small kitchen. Any way of incorporating the hall space into the kitchen?If you've have not made a mistake, you've made nothing0 -

The ferry is quite expensive at £2 per passenger, per journey and that's not taking a car on! It's not ideal for the commute if I'm honest, which is why we're trying to sell.
I reckon we're trying to market to local people who are looking to downsize, FTB's (as Hubby was when he bought it) and people looking for a holiday home. It's certainly not a feasible family home and some retired couples may be put off by the stairs (as we've already been told before).
Seems as if you have a very limited pool of buyers to market the property to.
Given the cost of your commute. Pricing at a level to sell and move on may be the way forward. Having said that I would wait until the spring bounce before taking aggressive action.0 -
The more I look at your house - the more I like it.
I've been looking at the floor plans again - I have to confess to being quite nerdy about house plans - I can pore over architectural drawings for hours. :rotfl:
Assuming the head height is ok, there is huge untapped potential upstairs. All it takes is someone to spot it. Moving the bathroom upstairs would free up a lot of space downstairs and still allow space for a utility/cloakroom area.
The sea view is being blocked by one of those blasted leylandii, if it's yours chop it down pronto…..open up the view.
Don't reduce your price any more.
Wait until Spring and let the garden come to life, then relaunch. When the garden is looking good get your EA to redo the photos and give it a big push.
Your garden needs some colour. It's not too late to plant a load of bulbs, they will even be reduced now. Get rid of those boring green shrubs/trees in pots at the front of the house and replace with flowering plants/shrubs. Window boxes would look lovely.
Your house is absolutely charming, and in a lovely location.
I would suggest that your EA removes the bit about "Ideal Holiday Home" - people might spot that and think it's too small for a permanent residence. In actual fact it is a good sized house and at that price there is still scope for someone to develop it further.
I think I can see an extra bedroom and an upstairs bathroom upstairs, whilst the downstairs could easily be reconfigured to give a kitchen diner.0 -
Wish I could buy your house in London for that price I would snap it up instantly
my personal opinion is if I saw your house in the location it is I will probably walk away as its quite close to the sea puts me off a little as it maybe prone to flooding. That's my thoughts anyway however there are people out there who might like living near the sea.There is nothing wrong with house. Hope you do sell it soon and good luck :beer:
