What a nightmare with teh buyer's solictor, sounds liek a bit of a jobs worth.
Glad that eBay is going well for you, do you have much more stuff that you can sell? We found after a while that we'd more or less 'run out' of sellable things.

Hello Piq - just a quick one re the things the buyers solicitors are asking for. I'm guessing it's things like FENSA certificates (re windows) or gas-safe or electrical certs. Ask your own solicitor to clarify precisely what's actually required, and what they are being over fussy about. For the actual requirements, it may be that for a small extra cost you can get indemnity insurance to cover. FENSA certs can be got as duplicates also. Your solicitor will be able to advise though. Put all your house sale affairs firmly in the hands of your solicitors - thats what you are paying them for! Direct your buyer to them - you have enough to think about.

I don't know if this is of any help but I sold my mother's house for her earlier this year. My sister had managed to shred just about every piece of paperwork so I had a similar problem. I had no idea how long the double glazing had even been in. The solicitor suggested an insurance to cover which was £75. This was the only extra we had to the fixed price bill. Maybe suggesting that would save you a lot trouble & could well be cheap at the price. Sometimes even when money is tight it can be worth throwing some at a problem.

Good move Piq and as EH says insurance could be an answer. It is odd that the legal contact is so different to the vendor's approach..altho the good cop/bad cop stance may be coming in here which is a tiresome way to play games.
The ebay sales are absolutely magic. Amazing. I know you hate the bay of eso it's even more impressive! I am only on about £300 of sales meself so progress but certainly not in the same league ...need to find some more stuff to list. Maybe rummage in the kids rooms whilst they are away!
