And a huge thank you to everyone who has supported me both in real life and on here. I'm very aware I've survived because of all the support that has been freely and lovingly given and I am very grateful.

I don't really think there are any more hurdles to clear, just a matter of "his" paperwork arriving from "his" solicitor to mine. His already have mine. The money has been sent to his solicitor to I assume it is now final. When my solicitor receives his paperwork they will file with land registry to move the cottage into my name. So I do believe it is done but with my ex there is always the possibility that something may yet crawl out of the undergrowth.Made it to mortgage free but what a muddle that became

Changing subjects but still on the "undergrowth" the leaking stop !!!!!! in the field has been fixed. I saw a reply on Faceb00k to something a friend had put on the village forum of the village she lives in. (I'm on it because I rented there). On a whim I send a message to the person explaining the problem and was astonished when he messaged back saying yes I can do that for £250. Now this was substantially under what I had been told but he was not phased by it being "in a field" or that it had broken when a flail mower went over it nor was he phased by the fact the supply is not actually mine (my neighbour does know I have tapped into it and as they are not metered they are happy with this).
I duly sent all the photos and he came back and asked if he could revise the price as he would need to bring his digger in, which I was more than happy with as it only went up by £100. I knew he would need a digger. Best of all he said he would be here the next day, yesterday at 7.45 he turned up. Lovely young man. Lives on a farm, and looking to make some money establishing his own business doing "rural" stuff. A few hours later my stopcock no longer leaks and he apologised it new chamber protecting it was not level but he didn't have a grinder. Said when he was next passing he would fix that.
I was so pleased I asked him to quote for a bit of fencing that needs doing as it turns out that is his main work at the moment. Slight envy of the young tho. He was at mine for 7.45 am but had only finished fencing at the previous job at 2.30 am. He said he had worked late as he knew she needed to get her stallions back out in the field and he wanted her to be able to do that.
I'm also thinking I might ask him if clearing behind the barn (ie strimming) and chopping up the wood there would also fall into his line of work. That would clear a mess and give me stuff to burn this winter. I just need to sort tax out on the split with ex before I get to carried away with "non essential" work. It sounds as though you may have stumbled onto a 'diamond' there @Watty1. Hopefully he'll be able to sort out behind the barn as that will make this winter a lot easier (warmer!) for you.I Believe.....

Ah, yes Badmemory, I think I get it. The access for the water from the street to the house is located in our front yard, we just call it the water valve. I assume that's the same thing. And yes, one time it did spring a leak and we had to get it fixed during the Christmas holidays for around $200.00

The joys of rural England. I also have one under the patio that is jammed (feeds the garden and the yard). It is jammed off but as both have water from the neighbour I'm ignoring that). Under the patio is almost as daft as the field, but, I can at least lift a block paving slab. I just wander about until I find the loose one. The VNM though that was hilarious and cleaned it with bleach so it would stand out from the rest in the short term! At least I think it is jammed off. And oddly the house does not have one, instead I have to use a screwdriver to turn off the water at the meter.
