That's a very sweeping statement, and not always the case.
If you have a look on street view, there are other properties in the area that appear to have been extended.
There are other factors to take in to consideration too. We are going to be doing work to our house that won't add much in the way of value, but as we intend to stay here for some time, it doesn't matter.0 -

I'd agree with PPs that the photos, especially of the bedrooms, are very dark and off putting - I'd redo those if you can.
looking at similar properties in your are it may be a bit overpriced.
I suspect that the fact that you only have a shower, and no bath, may also be an issue.
I am currently starting to look at properties with a view to moving and lack of bath automatically puts a property in the 'don't both to virew' category unless it it really clear from the listing that (i) the bathroom could be converted back to having a bath fairly easily - so if there is space for a bath in your bathroom, I'd recommend taking a photo which shows this - AND (ii) there was some other 'wow' factor which put the property above other comparable properties.
Given that yours a a 2 bed property so the most likely buyers are probably younger couple either with a child or considering starting a family this is likely to be particualrly relevant - it's hard to bathe a baby or toddler in a shower cubicle.All posts are my personal opinion, not formal advice Always get proper, professional advice (particularly about anything legal!)0
