    If you search for properties within 0.5 miles of your postcode, there are many houses under £100k and so many of them have 3 bedrooms.

    In fact, yours seems to be the most expensive 2 bed by quite a bit...

    I'd say price is your issue.

    for me the OP is priced dead in the middle of 2 bed houses and most of the ones that are cheaper are terraces

    The ones with 3 bedrooms are terraced, and most of them are on the bad side of the area so I don't think this will be an issue.

    Thanks for everyones feedback regarding the photos- I'll be re-doing them next weekend

    Bought a 3 bed semi in Sheffield for £105,000 towards end of 2006.

    We fitted new windows, boiler and radiators/pipework, kitchen, bathroom, carpets, tiles, re-decorated throughout. Done the garden up - now has lawn, water feature, and flower beds - before it was just paving slabs (and not very nice ones at that, pink and yellow cheque pattern!). Plus off road parking on the front.

    The photos of my house are bright because the shots were taken on a very sunny day. I had a good clear out and tidy up too, including hiding lots in the shed and loft.

    Just sold it for £85,000.

    You might need to accept that you are not going to get what you want for the house. I try not to think about the money we have lost, we had a 17k deposit when we bought the house. The sale is leaving us with 7k, which is enough for a 5% deposit. We are having to use the Help to Buy scheme as we can not afford to move without it. The solicitors fee, early repayment mortgage fee, moving costs, and stamp duty are having to come out of our savings - it is basically gonna clear us out.

    Similar experience here - we bought a renovation project in North Essex in November 2007. We spent in excess of £40k on new electrics, replastering, two new (V&B) bathrooms, handpainted solid wood bespoke kitchen with granite worktops and re landscaping the gardens. It would have cost more, but we did all the re decorating and much of the other work ourselves. We sold in 2011 for £20k less than our purchase price, so an overall *loss* of £60k.

    Admittedly prices in that location had plummeted and I don't know if the same can be said for the OP's area, but our EA confirmed our renovations had made the house more saleable - it went SSTC within two weeks - and we were in the fortunate position of being able to still buy our next house without a mortgage. For us it was most important to move on as we were desperately unhappy there and we just sucked up the loss which I concede is not possible for everyone......

    IMHO, the main issue has to be the price as the house itself appears to be well presented.

    Rightmove has a link on each listing at the top right "See more properties like this one". Choose that link and you start to find similar houses:

    3 bed semi for 99k

    The extra bedroom gives these an advantage

    So what has the house you are selling got to justify the price?

    Yep, I bought a place last year for £178k that was originally on at £195k. The sellers bought for £176 and had put in £30k of new kitchen, bathroom and C/H. Unluckily for them, the market was flat as a pancake.

    It does look lovely and best of luck. As said above keep in mind the Government would rather FTB's bought a new house I'm afraid - do you have many new estates near to you at this can decimate sale opportunities for older properties...

    Hi OP,

    I read your post when forum was off line, and now I don't know whether this has been covered or not.

    First of all from the photographs, there is a little bit prop much clutter upstairs; the bedspread really stands out and I'm sorry OP sort of looks like you couldn't be bothered. The biggest thing for me though is the kitchen. The worktops are bare!

    If I were you I'd make the kitchen look aspirational. Don't go overboard; a spice rack, oils, vinegars, a le creuset pot on the stove, fresh fruit including exotics in a bowl. Think show homes! Developers are selling a lifestyle not just the building. That's your competition!

    Flowers - simple yellow or lillies in the kitchen or living room. Flowers outside - you could do some planters up to take with you.

    When you get visitors -

    If you have a coffee pod machine offer them a drink, use the right cups for the coffee - try ebay, makro, ikea and wilkinsons. As its summer pick up some water bottles if you don't already have any in.

    Make sure you have decent soap, a clean towel and toilet roll in a holder in bathroom. Have nice products on display - not too many.
