    Lovely kitchen but the table is too big - I'd remove it for the pics.

    The lounge is oddly laid out - the sofa is right in the corner, and the clock by the tv is oddly placed. It doesn't look homely at all. Focus the room on the fireplace rather than the tv.

    Make the spare room a bedroom, not a box room.

    Make your bed! It should look like something you want to climb into - fresh, crisp (ironed!) sheets. Move the laundry basket.

    Is there a sticker on the front of the toilet? Remove it, and the toilet rolls and the bleach, and the ill fitting blind.

    It has the substance to be a lovely home for a single person or a couple, and potentially someone with a young child. It just needs a good 'showhoming'!

    I think it's just that the NE has been one of the worst hit by the recession and still hasn't even seen the very tiny recovery that the south has

    The price looks OK to me, I'd guess that it's still a very slow market in the area

    My personal opinions on why I wouldn't be viewing this if a) there were more modern properties at the same price or b) cheaper properties where I could put a new kitchen/bathroom in how I wanted them:

    Kitchen
    The design feels dated, the handles on the units look froofy in the picture. I don't love the layout of the kitchen, the units feel very cluttered and seems to have odd cupboards in places (that floating cupboard to the left of the hob? Assume its hiding the boiler and you were trying to preserve worktop space but it grates on my eye). Stating its a solid wood worktop in the description, this only appears to be a small section, the rest looks like dark laminate? Not keen on this not matching.

    Things I do like: The range cooker, is that staying? If so say so in the details. Neutral tiled floor, stripped doors, storage larders.

    Bathroom
    The tiling design in the bathroom feels very dated. Mirror leans down on you, very claustrophobic feeling.

    First bedroom
    Ditto re that thing that looks like a space shuttle pod, and theres something that looks like the tail of an areoplane up by the left corner of the ceiling! What is that??

    2nd bedroom
    I haven't got any idea how big this is.

    Main bedroom
    I *think* this has a dressing area at the back but the pictures are so dark I can't tell.

    Garden
    Overlooked? Can you put anything to screen it from the other houses?

    Overall
    Photos too dark to see anything really
    No room sizes
    I realise I'm in the minority but I hate feature walls with a passion. All I can see is needing to re-dec the whole house to get back to a blank canvas and how long its going to take to cover up aubergine.

    Just a quick note, the aeroplane thing is actually a beam, the two bedrooms have wooden beams to the corners but you can't see them in the photos, and I guess they do look a bit strange

  • Have to agree with others.

    Just looking at the photos I would not even view as everything looks so dark. Lounge looks odd shape due to sofa being in corner. Also dark oppressive wardrobe showing all clothing in bedrooms and unmade bed.

    However, when I looked at the floor plan it is the sort of house which would be ideal for us as a couple (older I hasten to add)

    Your house lends itself to being brightened up to make it look bigger. Plus reposition furniture and beds.

    Sold prices within 1/4 mile of you don't really help. I found some 2 bed semis sold for 58k and some for 124k I guess it's an area where a few streets make a difference to the area but based on that it doesn't seem unreasonable.

    Otherwise same as the others paint the walls neutral (I call it developer beige) and the only other thing was I couldn't really see the boundaries in the garden. Is it enclosed as if it is you prob need to show that.
  • Well at least everything is easily fixable, the kitchen has 4 windows, and the living room/bedrooms 2 each, so it just means taking new photos which show off the light better

    pics 6, 7 8 and 9 in particular let the property down. 6 and 7 I cannot even tell what is going on, and 8 and 9- show the room at its best! Bed isnt even made properly..!

    I agree with tim, it looks much nicer than the houses we have looked at for that price

    its not just the NE that hasn't seen a recovery,
    my area of S Wales is moving slowly but it seems to be the really cheap doer uppers that are selling but nobody seems to want to drop prices for the nicer ones , perhaps they know something I don't and are hanging on :rotfl:
