Opinions on my house please? No viewings..

So we bought our house in 2009 for 83k. We spent around 18k on it doing the windows, central heating etc, so we're taking a small hit on it.

Its been up nearly 3 weeks with no viewings, we're using emoov to sell.

Any (polite) opinions on what could be going wrong would be appreciated :) we're going to retake the living room photos so theyre less bare and paint that wall a more neutral colour

    Putting in windows and a decent heating system is regarded as normal house maintenance and wont add any value to speak of
    Never, under any circumstances, take a sleeping pill and a laxative on the same night.
  • Hi, thanks for the reply. I think a lot of what we did should add value to the house, it was a wreck when we bought it. It had new joists/floorboards for the entire downstairs, newkitchen/bathroom, rewired, the entire house replastered..

    what price are comparable properties in the area up for , and more imprortantly , selling for ?
    The house itself looks lovely and looked after
    Dont forget it`s a slow time of year (summer holiday period)

    £20k a room seems a lot for Sunderland, a house like that would be about £150k in the Thames Valley. I agree with checking selling prices in the area. That's a prime first time buyer property do you may be competing with new build estates

    Photos look fine, so must be down to price.

    Renovations don't always add the value people think they do.

    Also right move shows a well presented 3 bed, 0.3 miles from yours for £95k?

    The first photo showing the front of the house looks a bit grim as it is in shadow. Could this pic be re-taken at a different time of day so that it is in sunlight? Most of the interior photos look dark, I'd get these re-taken using proper photographic lighting. Get rid of the purple.

    I suspect that this is a bit pricey for a two bed. The market for 2 beds is single people really, so a single person would need to earn about £30k to buy this house. Is that realistic for the area? Families will be looking for 3-4 beds. Obviously you can't increase the size of the house, so this is another way of saying it's price.

    The purple feature wall in the lounge is over-bearing and make everything look dark
    2nd bed pics - can't make sense of what's in the corner and hanging above it.
    2nd bed - looks too small for a genuine double
    main bed - pics so dark, looks cluttered
    lav - sticker still on the pan?
    no bath - would certainly put off anyone with a small child

    Google Earth show some sort of concreted yard over the back fence? Neighbours haven't gone out their way to keep things nice.

    Overall, pics are very poor when it's an internet only EA

    Using emoov - no local EA to chase registered buyers, no high street window.

    Price - you'd need to check sold prices to know if £100k was realsitic. 8 Runnymede, another 2 bed semi, went for £83k in May 2013. TBH, that looks a slightly nicer road too although the property decor needed refreshing.

    2-beds are usually going to BTL LLs. Anyone who can get a deposit together is always looking at 3-bedders now.

    YOu may have paid too much for a 'project' house in Sunderland in 2009 :(

    The photos look very dark and gloomy. There appears to be a shuttle re-entry module in the corner of one of the rooms, which is off-putting. The open wardrobe type thing takes up a lot of space and looks messy. Decent photos should help but people would still view if the price was realistic, so on that basis it might be too high.

    Photos 6 and 7 don't do you any favours, I don't think. I presume that's a bedroom but it just looks a bit like cluttered storage space.
    I don't think 8 and 9 of bedroom 2 look that great either -a bit dark, bed a bit creased (I know that's only a surface impression but people do take things at face value), a bit lacking in storage space.
    Unless I've misread them, but if I have other people will as well.
    It gives a bit of an impression of quite a dark house, which I find offputting as I like natural light.

    If you've not had even 1 viewing in 3 weeks then I would imagine it's down to the price as it looks a well looked after & up to date house.

    Also, 2 bed properties are not as much in demand as 3 bed properties in a lot of areas. Often with 2 bedrooms the majority of people would prefer 2 pretty decent double bedrooms, which is what I was looking for last year and managed to find.

    I always prefer using a bricks & mortar ea as they tend to have long lists of registered buyers looking for a property of your type on their books & 9 times out of 10, property ends up being bought by one of those. I once sold a house at full asking price within a couple of hours of instructing ea thanks to one such registered buyer.

    I know some people baulk at having to pay an ea commision, but if they bring you a good buyer in the shortest possible time then to me they are worth every penny.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.
