    il be honest with you on first glance if that was around my area id snap your hand off for it as it seems like a good deal to me but i dont really know the area so i cant say , does it have parking also as i couldnt see anything in the description? hope it does go well for you , you may beable to encourage more people to come and view the house by making it a bit more neutral ie , paint everything magnolia, but thats down to personal opinion and id like to think when i was viewing houses that i could see through what colours people had painted theyre rooms and recognise the real potential for the house , think you just have to be a bit patient you hear of it taking a long time for people to sell these days , good luck anyway :)

    The only thing that struck me was the double bed being pushed up against the window, it kind off says that there isn't really enough room in that bedroom.

    Move the wardrobe in bedroom two to the other wall so it isn't blocking the window and move the double bed in the main bedroom away from the window.

    The sitting room sofa needs to re positioned as it looks tucked into a corner. Same with beds.

    The photos don't show off the living room, bedroom or bathroom. Is that a sticker on the loo or dirt!

    Is there parking?

    Can I ask why you are moving as it looks a generous plot ripe for extending.

    I think the comments people have made above are fair and reasonable and some have even gone to the trouble of researching property prices in the area and looking as its surrounds on google earth.

    I personally think it is a very nice house, particularly the kitchen and bathroom which is often what sells a property. However, as this house is no longer a project you need to be selling it in a "move in" state, i.e. I can see it is looked after but I think there is a large sector of people who would not want your colour schemes. Therefore, although a large number of people will see through past the colour and can picture their own choice it just maybe that the sort of buyer you are looking for doesn't want to be decorating at all when they first purchase.

    My suggestion is to make everything neutral, just using your rugs or bed covers to add tasteful colour. This will make the house appear larger and less cluttered and hopefully appeal to more people.

    How did you price your property? Did you have any valuations carried out by estate agents prior to marketing?

    My son sold a property recently and stuck out for the full asking price and got it much to my amazement! It was two bedrooms like yours but they made everything neutral, made the garden look really pretty and decluttered and they ended up with a bidding war! He had previously had several offers below the asking price and I had thought maybe he should have accepted one of them. Even if this means boxing some stuff up and asking family/friends to store it in their spare room or garage temporarily.

    The purple room looks like it's too small to fit any furniture in. The other interior photos are pretty poor and do not sell the house. You need to take down the play pen and redo the pictures I think.
  • Thanks for the advice, there are certainly some clear patterns emerging, and plenty for us to do.

    We're looking to move to be nearer work. This was our first home and we've loved living there. Another option is that we could rent it out.. our mortgage is only 200 a month so its certainly doable- I'm just worried with having such an attachment to the house that it could end badly if we didn't get the right people in..
  • Nb. Two estate agents valued the house at 115k (though thry were just trying to flatter us as they usually do to get the business..)

    And to answer the other question, the photos were taken by emoov- but I'll be taking note of the advice and will be retaking them my self

    Im not an expert, just sold a similar sized house, and hunted for a whole series of next houses to buy.

    Those photos are fine. You can always do better but they cant be the reason that you arent getting viewings. Those pics are better than mine, i sold mine within ten days after a dozen viewings.

    Not everything is through right move, some estate agents in particular areas have cornered the £100,000 theres abouts market and get a lot of footfall through their doors, both buyers and sellers.
