    Adding to what others have said i would also change the mirror over fireplace, remove the red rug in the bedroom , take linen basket out of picture, re position sofa as already said. The pics do look dark, the photographer hasn't done a very good job at all.

    You may find it harder with having a shower room and no bath.
    I think a negative is no bath, that does seem to put a lot of people off, but a positive is that there looks to quite a lot of scope to extend in the future. If it was mine I would ask agents to put that in the specs if they haven't already plus get them to come and re-take photos as you aren't happy with them(didn't read whole link just checked photos and bathroom specs).

    I have recently found that often pictures are fairly useless in a lot of cases, but if something similar in that area has better pics they will likely get better up take.
    Yep...still at it, working out how to retire early.:D....... Going to have to rethink that scenario as have been screwed over by the company. A work in progress.

    The pictures are ok - certainly not enough to prevent me viewing if the house was in the location and approx right price.

    Some areas just seem bereft of buyers at the moment (ie for the last 4 or 5 few years).

    My whole lounge is similar to that plum colour lol (probably even darker!) - tbh, I think a bit of colour is fine when selling and it would turn me off far more if your whole lounge was magnolia - yuck!

    Personally, I think it looks a little 'harsh' from the outside. I know it's Sheffield and not Devon, but it could definitely do with softening up a bit. Flowers, hanging basket, etc.

    Some windows do look small in the pics, and rooms look dark. Agree that not all are even needed. That 6 and 7 pic aren't doing you any favours. Why the pic of the path but barely the garden?

    Try not to shove things up against walls. Doesn't look good (eg sofa, bed.

    Get a curtain or something on that wardrobe. Put all the shelving clutter in boxes on shelves. Definitely lose the loo sticker!

    It has no bath which will alienate a lot of people (me included). Don't care how nice the shower is, it would be in my no pile (been lots of discussion on that if you want to try the search facility, although prob not the easiest thing to search for).

    How busy is that Burdon Road? You look quite near. If locals know it's busy, that might be putting some off.

    Just thinking a bit differently here.

    Your house is on a corner plot. Would you consider applying for planning permission for an extension to turn it in to a 3 bed? It might cost a little bit, but may well make your house a more attractive proposition.

    I do like mrs imp's idea. However the likely gain from any extension in an area of low property prices is likely to be a loss maker. To me, unfortunately while the images are dark and don't show the house at its best, I do think it is too expensive.

    The OP doesn't need to build the extension themself, just get the PP sorted.

    Off the last two properties we sold, the earlier one was with estate agents who didn't really care, brochure was OK, pictures were dull but OK, our colour schemes were way too bright - should have spent a few quid and neutralised the colours.

    The last one the estate agents had to work hard to sell in bad market conditions - brochure was very nice, cleverly taken pictures of the best features of the property. We did very well considering the market we brought in 2004, sold in 2011 and lost about £2-3k. I think the estate agent did a good job locting potential buyers that were actually looking for the type of property we were selling. BUT the estate agent was blunt about the price - it had to be the right price to sell it in a reasonable timescale, if we wanted to realise the theoretical value she estimated it would take several years.
