    Update:

09/06/18 - Viewed property - verbal offer made.
10/06/18 - Decision in Principle received.
11/06/18 - Formal offer made - offer accepted in principle. Estate agent instructed on the marketing and sale of our house.
13/06/18 - Estate agent measured our property, home report instructed and a few other bits and pieces. Negotiation with solicitor regarding included items in sale of new property.
14/06/18 - Full mortgage application made (Nationwide). Home report and survey carried out on my current house. Documents requested from Nationwide: Last payslip and proof of wife's bonus - both submitted electronically. Valuation booked for 15/06/18.
15/06/18 - Valuation received and under review.
18/06/18 - Application "passed for full assessment". Guessing it's just a waiting game now?
20/06/18 - 2 Decision in Principle - Decline notifications on the tracker - called up and they are questioning items on both my and my wife's payslips. Info provided over the phone and e-mailed in April's payslip.
21/06/18 - Called Nationwide to check if any further info required. Told no at the moment but documents would only be reviewed after Tuesday.
22/06/18 - Another DIP-Decline message on the tracker and an e-mail. They are questioning further issues to do with wife's payslips including a credit union savings account deduction, why her bonus payment was split and when she started her university course (related to student loan? she started in 2005 and graduated in 2010). Quick call to confirm details...

Hi all been a long time browser but first time poster.
Applied for a Halifax mortgage 305k (full purchase price) HTB new build circa 6 weeks ago, having a silly 3.5 yr default (my own fault no excuses , paid in full ) I was convinced I would struggle /have no chance of securing our dream house. We decided to use an independent broker (best thing I’ve ever done) who basically navigated us quickly through taking away a massive amount of worry and stress .. this is where I need to thank this website and in particular Kingstreet and thurmalgmr as there were certain points I had read on here that I was able to use I.e. 1%cash incentive limits from hbos, valuation timelines etc ... anyway to cut a long story short , following what was probably the most stressful / sick with worry period yesterday full offer came through :j:j...

Moral of the story , use a broker 100% and keep the faith ... good luck to every one still waiting ...

    Thanks again Kingstreet et al !!!128077;

Our first application was declined due to credit score having late payments. They declined it and we re-applied and they have now come back with wanting the accountants certificate alphabet share boxes ticked. Does this means they have accepted our explanation for the late payments to a credit card and the only thing they want to know now is whether the shares are alphabet shares or not. This is Santander and we have already got our mortgage with them.
  • 11/06 - AIP accepted with Principality via broker
12/06 - Offer accepted on house
13/06 - Chose my solicitor and informed EA
15/06 - Email from my broker asking me to download, sign and return to them my application declaration as well as a DD mandate. Also, had the fee for the Home Buyers Report taken from my bank account by Principality.
16/06 - Received letter from Valuer to say they'd been instructed.
22/06 - Checked in with the EA to hear that the valuation still hadn't been booked, so got onto the valuation company myself and its now booked for 27/7. The wait is killing me.

Can I ask how you went about finding a good broker? I think thats what we will do next, our fixed rate ends in December but our current lender is a pain. Want to go elsewhere and get an AIP before we put our existing house on the market

    I applied full mortgage application with Natwest which has been referred, current timeline;

    17/03/18 - AIP
11/06/18 - Offer made of property
    12/06/18 - Offer accepted
16/06/18 - Full application with credit check
25/06/18 - Survey booked and completed
26/07/18 - Mortgage offer approved and uploaded online

I'm a FTB, Stress free process from Natwest, I would highly recommend Natwest , I could not praise the mortgage adviser enough, great service and very quick.

    Good luck all :j:T

Firstly, I'd like to thank everyone for all the useful contributions everyone has made. So I thought I'd share my experience so far and seek some views.

15/05/2018 - Reservation fee on HTB purchase.
    16/05/2018 - Solicitor instructed
    16/05/2018 - Spoke to L&C and recommended a mortgage
17/05/2018 - HTB application sent and mortgage application sent to first lender
18/05/2018 - Documentation request from lender, L&C now realise we don't meet lenders criteria, as we are under notice with out current employers to go to new jobs (mentioned to broker about this previously).
    21/05/2018 - Application sent to 2nd lender
    23/05/2018 - ATP received
1/06/2018 - 2nd ATP received as initial one had to be amended
01/06/2018 - 2nd lender not happy with level of incentives, so application now sent to 3rd lender
    04/06/2018 - Documentation request from 3rd lender
    04/06/2018 - Valuation instructed
    05/06/2018 - Further documentation requested
    06/06/2018 - Further documentation requested
    07/06/2018 - Further documentation requested
    09/06/2018 - Passed to underwriting
    11/06/2018 - Valuation
    14/06/2018 - Further documentation requested
    21/06/2018 - Passed to underwriting
    27/06/2018 - Further documentation requested

Mortgage application wise it has been a bit of a nightmare, it appears the broker is incompetent at submitting the correct information to the lender, or the lender ask for things on a piece by piece basis. Is there anything I can do to help with this?

I had this with L&C and it rang alarm bells pretty quickly that it was going to be a nightmare so I cancelled the application before it got off the ground and went straight to NatWest instead, did everything online with them and had my survey/valuation and mortgage offer in under 2 weeks - phew. Still now a few weeks behind and i'm annoyed as I feel as though i'm holding up the chain now waiting for searches which I did not want to submit prior to mortgage acceptance...

Since you've got this far it may be worth pushing through to the end frustrating though it sounds...

Is it possible to ask to talk to another advisor if you're not happy perhaps?

I'll keep my fingers crossed for you!
