So after what feels like the most stressful 11 weeks since our offer was accepted (with no chain).....WEVE EXCHANGED CONTRACTS!!!!! :j:j Yay, completion is Friday 6th July......literally cannot wait. Hold on in there everyone! It will happen, my bit of advice, don’t just accept what is being said if it doesn’t feel right, chase things etc.0

Can anyone offer any advice on this? Finding independent mortgage advisor quite unresponsive since making full application, not being updated on what is going on in background and updates seem to only appear on a Friday after prompting. Paying fee and they are getting commision, so expecting a reasonable level of service.
Originally approached in March, explained that my rental agreement ends at end of July but now seems unlikely will complete by then.
24th May - Offer accepted, no chain and vendor moving early July.
30th May - Met with Mortgage advisor again and picked lender.
1st June - Instructed Solicitor.
6th June - Full application made (I think). To date had no direct contact from lender.
15th June - Told fully approved and valuation instructed but then 2 hours later asked for recent bank transactions.
22nd June - Told Valuation instructed for 25th.
26th June - Title report/forms from solicitor. Sent some queries to advisor but no response.
Genuinely surprised by the lack of feedback and the lack of questions received. Advisor is dealing with EA but really no idea what has/hasn't been discussed. Solicitor expecting forms/info back but feel I don't have all the necessary information. I'd be happy to chase things myself but have no idea what has been discussed with who.
Bit lost with where to go next, for example noticed solicitor has stated will have to pay SDLT based on information provided but had previously explained I'm a FTB. Going back to original solicitor quote from advisor noticed that SDLT was included.
If things are progressing I'd be happy knowing that but as it stands I've no idea when exchange/completion may occurs, what the vendors current thoughts are or what is left to be done. Fortunately work is quite flexible but i'd like to have some idea of dates so I can start organising things.0 -

Firstly, I'd like to thank everyone for all the useful contributions everyone has made. So I thought I'd share my experience so far and seek some views.
15/05/2018 - Reservation fee on HTB purchase.
16/05/2018 - Solicitor instructed
16/05/2018 - Spoke to L&C and recommended a mortgage
17/05/2018 - HTB application sent and mortgage application sent to first lender
18/05/2018 - Documentation request from lender, L&C now realise we don't meet lenders criteria, as we are under notice with out current employers to go to new jobs (mentioned to broker about this previously).
21/05/2018 - Application sent to 2nd lender
23/05/2018 - ATP received
1/06/2018 - 2nd ATP received as initial one had to be amended
01/06/2018 - 2nd lender not happy with level of incentives, so application now sent to 3rd lender
04/06/2018 - Documentation request from 3rd lender
04/06/2018 - Valuation instructed
05/06/2018 - Further documentation requested
06/06/2018 - Further documentation requested
07/06/2018 - Further documentation requested
09/06/2018 - Passed to underwriting
11/06/2018 - Valuation
14/06/2018 - Further documentation requested
21/06/2018 - Passed to underwriting
27/06/2018 - Further documentation requested
Mortgage application wise it has been a bit of a nightmare, it appears the broker is incompetent at submitting the correct information to the lender, or the lender ask for things on a piece by piece basis. Is there anything I can do to help with this?

Hi all, new to MSE and new to the forum - jumping in to join you all!
I’m a FTB with a 5% deposit. Had an offer accepted on a flat last week. Clydesdale were coming up as the best offer with my Broker (after PO, who didn’t have my solicitor on their panel) so Broker was to submit application in principle last night. At this point I’m waiting to hear if that’s been accepted.
Starting to think I should switch lender - already struggling with the anxiety levels and, from what I’ve read, I expect it won’t be a short wait with Clydesdale!0 -
Same situation here, broker was good up until full application then we got passed to a case worker who on Monday should have had us in the underwriting queue and we would have got answer or more questions this Thursday. But they didn't upload all the documents despite lender chasing all week - I could log into Santander intermediaries and see what was happening, she was telling me porkies that she sent it, but I couldn't say id seen what the lender was saying back. Today it said final request and after 2 days we will get application rejected and will have to apply again, so got fed up today and rang Santander myself, then rang the broker and said send this document now its been outstanding since Monday and lender has been chasing you!!!! Within 1o minutes it was updated to show they had received it and now I'm waiting to be placed in underwriting queue. We should be looking at next Wednesday now based on the current wait times.0

Hi , well due to the default on my records I researched a few in the North / West Yorkshire area , but eventually stuck with a guy who a family member had used previously ... literally took care of everything from start to finish navigating us through the lenders and getting us a great rate ... things like HTB offer errors and small errors on full mortgage offer that would have taken me weeks back and forth were done in days !!!128077;... was a revelation for us !!!128077;... good luck with your purchase / sale0
