    I reserved a new build in February with an expected exchange date of 31st May (completion mid August)
    I contacted broker at L&C on 2nd April and they messed me around for a month so I cancelled with them
    Spoke to a local recommended broker on Friday 4th May
    AIP with Principality - hard search showing on credit report on 4th May
    Full application submitted to Principality on 10th May
    All documents submitted to broker except for gifted deposit letter as he needs to check with lender what they require in the letter.

    Now to wait....

    UPDATE: Telephone call from broker to say our mortgage has been approved and the offer issued :j:j

    There was a slight delay due to an issue with figures on self assessment accounts, but Principality just asked for an accountants certificate instead. Once they received that they issued the offer. Just waiting for the offer in writing now :)

  • We can finally, tentatively join this thread. Our previous credit history isn't great but fingers crossed that our broker knows his onions...


    15/03 Initial chat with Natwest, AIP given with soft search.
    30/03 Issues on credit reports shown to Natwest, new AIP given.
    15/04 Contacted broker as did not believe Natwest would accept our full application, they agreed
    16/04 Begin house hunting in earnest
    21/05 Initial offer made, rejected 24/05
    24/05 Second and final offer made
    25/05 Offer accepted
    25/05 Back to broker to discuss options
    31/05 AIP referred with Principality, as expected with previous credit issues declared (not a straight decline, woop!)
    31/05 Progressed to full application with Principality


    Nervously waiting now. Did not expect to be at this point as soon as we are - prepared for another 12 months wait at least.

    18/05/2018 - Application submitted with NatWest
    21/05/2018 - Valuation fee taken from my account
    22/05/2018 - L&G called for sellers phone number to arrange valuation
    22/05/2018 - Seller text me to say valuation is booked for tomorrow
    23/05/2018 - Valuation Done
    25/05/2018 - Lender said they would only lend 85% (95% needed)
    26/05/2018 - Further payslips sent to lender
    31/05/2018 - Offer Accepted!

    Time for the legal work :) thanks all this board really helped to ease the stress...wishing you all the best of luck!!

    17/05 - Application submitted by broker to Natwest
    21/05 - Valuation fee taken
    24/05 - Valuation booked for 31/05

    Does anyone know whether the valuation is booked even if you haven't passed affordability? That's the bit we're worried about.

    dpowell3 how are you getting on?

    Offer accepted this afternoon. NatWest took my valuation fee and did the valuation itself before they had even assessed the application which I think is what they do on every case. I’ve read somewhere that if it gets rejected you get a partial refund of the cost.

    Hi all,

    Been reading all the helpful posts and wishing you all the best. I am a FTB have been going through the application process since beginning of May and finally got application approved today. Now waiting on the offer letter. Cannot wait to get it. It has been a little bit nerve-wracking gathering the information etc.

    Fingers crossed the rest of the legal side and completion goes according to plan.

    17/05 - Application submitted by broker to Natwest
    21/05 - Valuation fee taken
    24/05 - Valuation booked for 31/05
    31/05 - Valuation completed
    01/06 - Valuation received by NatWest. Broker advised 3-5 working days to assess

    God I am hoping to hear some good news end of next week!

    We finally received our mortgage offer!!! Yay!!

    Little miffed though as nationwide have put a clause to pay off credit cards, one (the big one with £3750) has already been paid and proof sent to them, the other is mine which currently has £300 on it as it!!!8217;s out spender card, a club card credit card we use to gain more club card points etc! We clear it at the end of every month!
