We finally got our offer from Precise! At last I can relax as been a stressful few weeks of waiting.0

Hi all, been reading for a while, but thought I'd post here is my timeline it's so long can't believe it taken so long still waiting on an actual offer sleepless nights at the mo any one got an idea how long it was from approved to offer, we applied because we had 95%ltv but broker gave us wrong lender however we got a gift from a relative and managed to get down to 90%ltv as we're both self employed but set our business up 3 years this April so only have 2 years even though I was employed before this and oh was self employed 15+ years they only want to see when partnership started, now we got our ltv down we only needed 2 years, so changed product this came back agreed but then valuation was £18000 less but managed to get it £8000 negotiated with seller so have made up the extra £8000 with savings it has currently come back approved to valuation but obviously this must be a n auto message very stressful they have asked for everything you can think so many time just want to know how long to get offer that was Thursday

Hi All,
After some advice, we had a valuation done by our proposed mortgage providers on the property we wanted to buy. The valuation came back identifying issues with asbestos in the garage so our mortgage offer was put on hold. We spoke to the seller who dealt with the issue, and got a certificate to confirm all asbestos was removed. This was sent back to he surveyors with accompanying photos to show it had been removed and really frustratingly they refused it saying that asbestos could still be seen on one of the photos (this isn't the case) plus we have an independent verified certificate to say its removed. The surveyors response is heading back to the bank who will no doubt put a hold on our mortgage again.
We are due to move in 10 days, we are in a chain and have pressure on us to complete by 5th April(people wanted to move into our property this coming week), I just don't know what to do about the valuation now, can i ask for the bank to send someone else for a valuation report to confirm the asbestos has been removed? Its too late now for us to get a mortgage with another bank, i just don't know what we can do or how we get this resolved quickly0 -
15 Feb - View house (just back to market), first through the door and offer full asking price
16 Feb - Offer accepted. AIP via L&C.
19 Feb - Send all info to broker for full app.
21 Feb - Try to submit full app- technical glitch.
23 Feb - Full app finally submitted to Santander.
26 Feb - Email over extra documents.
27 Feb - Ask for more documents
28 Feb - Documents submitted
5 Mar - Passed to underwriters
7 Mar - More documents requested
8 Mar - Documents provided
10 Mar - Back to underwriters
14 Mar - More documents requested
16 Mar - Documents submitted
I hate Santander systems. Every time we submit more documents they are in one queue to be reviewed, then after that they go back into another queue to be passed to underwriters.
At this point I am not sure what else they could want other than my dress size..0 -
Have you had an email yet or posted offer or does it just say approved on tracker?
We had an email Friday night to say they had issued the mortgage offer and a text on Saturday morning saying the same.
After underwriter approval, we had the following tracker updates:
Application passed to Mortgage Centre
Valuation received
Application offered0 -
Applied for a mortgage last week with HSBC so hopefully hear something soon. Our timeline is as follows:-
20th March - Offer accepted
22nd March - AIP via L & C
23rd March - Full Application submitted with L & C
Anybody got experience of HSBC in terms of how long before should hear back regarding extra documents, as guess they will ask for bank statments next?0 -
We already did that part but because the valuation was lower it had to go back to underwriters we seem to be the same date/timeline as your selves, ours just isn't budging from application agreed my broker phoned them this morning and said we should know by the end of the day but I'm not holding any hope.
you got yours through pretty quick like ours did the first time ours did it it went straight to mortgage processing team but it hadn't done that this time so much stresssssss, I expect our broker will be happy they won't have me ringing constantly :rotfl:0 -
Get to finally post on this page :T
10 Mar - View house, last one of 7 in the area, hated first 6 & wasn't even gonna bother with last one.
Had to do affordability check with estate agent but put offer in same day
12 Mar - Offer accepted.
12-16 Mar - Searching around for best broker after mine did a disappearing act. Did AIP with Halifax over the phone, they were happy as long as I pay back my credit card before completion.
17 Mar - Emailed Estate agent broker that I've decided to go my own way. She upped her game got me a better interest rate, 5% deposit & don't have to pay back credit card before completion.
19 Mar - Full app finally submitted to West Brom Building Society. Accepted fully with 5% deposit. Free valuation but paid for Homebuyers Report for peace of mind.
Already got a text from building society that valuation is booked.
So far so good, but should I be expecting any hiccups as it has bee super smooth so far, mainly thanks to my credit rating and applying for no credit in past year.
One slight hitch, if anyone has experienced it, the seller had their offer for a house fall through, but are still keen to find another place this week.
So We had our valuation done today, paid a bit extra for the house buyers report. Things seem to be moving at pace, is that normal?
Had a bit of a surprise today though as the mortgage lender asked for my student loan to be paid off and proof sent.0
