    More updates:

    04/08 - Reserved house
    08/08 - Agreement in Principle with Halifax for £108k
    10/08 - Full Mortgage application submitted with Halifax
    11/08 - Hard credit search on my credit report showing
    14/08 - Told by mortgage adviser I've passed there initial credit checks and they have instructed valuation
    16/08 - Received Help to Buy approval and authority to proceed
    17/08 - Valuation Done and has come back all OK
    18/08 - MA called me to advise Halifax have come back with 2 queries.
    First is that my May and June payslips are slightly lower than my July, this is becuase I had a slight pay rise in July, Halifax are happy to proceed just off the July payslip.
    Second is that there is a 'notice of correction' on my credit report, after I disputed something about a year ago, which has since been sorted out. Halifax have sent it to there underwriters to 'tick a box' but all should be no issues.

    So apparently once its sent to there underwriters they have a 48 hours turn around. MA advised he'll check it again on Monday but will probably be Tuesday morning and offer will be issued. :D

    Awaiting an update from the underwriters now so hopefully shouldn't be too long. Fairly confident (as you can be with a mortgage application). We have some debt but credit history is spotless so should be ok.

    Update today:

    31/07 House listed for sale
    07/08 Accepted offer on our house
    11/08 Had offer accepted on new house
    13/08 Applied for mortgage with Yorkshire Building Society
    13/08 Credit check completed and DIP received
    17/08 Confirmation of mortgage application gone to underwriters
    18/08 Confirmation from Underwriter that mortgage is approved subject to valuation and valuation will be booked for next week.

    Impressed with YBS and how quickly and efficiently they have dealt with everything. Obviously not fully confirmed yet but fingers crossed.

    Update on my situation:

    30th May 2017
    Ring estate agent and tell them I want to sell house.

    2nd June 2017
    House photos taken, and see house that we like to buy & book viewing.

    5th June 2017
    Put offer on house for asking price, along with 3 others. Goes to sealed bids.

    7th June 2017
    House is live, for sale.

    8th June 2017
    Have 4 viewings on house.

    9th June 2017
    Have cash bid for asking Price, one viewing, also have sealed bid accepted.

    10th June 2017
    4 viewings.

    12th June 2017
    1 offer below asking price on my house. Vendor still hasn't found house.

    12th June 2017
    Appointed Solicitors to sell/purchase house.

    13th June 2017
    Solicitors paperwork arrived in post.

    20th June 2017
    Returned solicitors paperwork.

    10th August 2017
    Still no property found by vendors, so we look at another property we like.

    11th August 2017
    Submit offer at asking price for new property.

    14th August 2017
    Offer accepted on new property, withdraw from other property we had offer accepted on.

    15th August 2017
    Appointment with mortgage broker, submit mortgage application.

    18th August 2017
    Have email telling me that valuation will be done on 1st September 2017, and the mortgage application is with the underwriter.

    Progress so far:

    27/7 - viewing
    28/7 - offer made and accepted
    29/7 - discussion with broker and AIP received
    1/8 - full application submitted
    3/8 - underwriter queried a transaction on bank statement, valuation requested
    10/8 - surveyor visited the property

    At time of writing, lender is still chasing for the valuation report. It hasn't yet got back to them, suggestion is that the surveyor is awaiting a CML form (odd as we're not buying from a developer). Lender is insisting that the delay is unusual and they can't see any reason for it and have escalated to a senior manager who has promised a callback today.

    However much it feels to me like this is dragging on too long, and I'm worried of the vendor getting impatient, I suppose that isn't such a bad timescale so far.

    Fingers crossed.

    21 days and counting, we've only had two very basic queries from the lender via broker which we answered in minutes. Valuation survey was carried out 2 weeks ago and valuation came back as purchase price. What else are they looking at??

    The positivity I had when we submitted the application is quickly slipping away and I'm feeling very nervous! Also got the vendors estate agent breathing down our necks :(

    All seems to be going well here, seen the solicitor on Thursday. He's happy with everything, all seems very straightforward and he is hoping to complete this Friday.. it looks like we will exchange contracts and complete on the same day, no chain, house is empty so all is looking good. Still feel sick though ��

    5/8 Viewed house, £250k, offered £240k - Rejected

    7/8 Offer £246k, accepted and agreed no more viewings, listed sold STC.

    8/8 Instructed broker and full fact find c/o, credit reports sent.

    Broker spent the week talking to Halifax who gave DIP but decided we weren't really for them (payday loans 7 months ago)

    14/8 DIP from Aldermore (15% deposit, 37k)

    15/8 full app submitted, valuation fee taken. Cleared all my credit card balances to zero (not requested but made me feel better)
    DD instruction returned.

    16/8 Query 5 bank transactions, 3 regular savings from wages, 2 deposits (18k and 23k) from hargreaves lansdown share account closure - share sales certificates sent as proof. Solicitor selected and details exchanged with EA, no work to be completed until mortgage offer received.

    17/8 Moved to 'valuation' on Aldermore system

    18/8 Requested most recent payslips as i am paid weekly (sent) Valuation booked 31/8.
    Declaration requested, signed, scanned, returned.

    Now we wait, thankfully we are on holiday in sunny Lanzarote and land back the day of valuation. So glad we get away, stress stress stress!

    Good Luck, I'm in a very similar situation, with CCs paid off etc, and the LTV on my mortgage application is exactly the same. My valuation is on 01/09/2017, and I go to Cyprus on 03/09/2017. I can't wait to get away either. Estimated move in to be in 8 weeks!!
