    We will find out tomorrow if the seller will meet us half way with the £4K shortfall from the offer. Fingers crossed.

    Thanks guys, I'm so relieved and happy today. We have been in rented accommodation with most of our belongings in storage for 2.5 years after an international move. It's going to be like Christmas!!

    Offer accepted: 11/07/17
    Meeting with Mortgage Broker and all documents provided: 12/07/17
    House taken off market: 13/07/17
    Valuation money to Halifax: 13/07/17
    'First Mortgage' credit search appeared on Experian: 13/07/17
    Broker confirmed Halifax are OK with our documentation and the survey is being arranged: 17/07/2017
    2012: outdoor cinema tix, Lavazza coffee machine, real Christmas tree, DVDs, festival tix
    2013: 5* London Hotel stay (woo!), crisps, Wedding Fayre tix, designed lucky horseshoe, Paris map

    Another step in the right direction for us, seller very kindly agreed to meet us halfway with the mortgage shortfall, so happy. Updated gift deposit form sent in and now just some things behind the scenes need to be done before they release the official updated offer, fingers crossed :)

    Also, on a side note since applying for a mortgage my credit score has shot up by over 400 points :O I was shocked to get a mortgage offer with a score of just over 400 so now I feel more comfortable around the 800 mark :)

    End of May - got mortgage in principle from Accord
    7/7/2017 - Offer accepted on house
    14/7/2017 - Official application filed
    18/7/2017 - Broker confirmed the survey was done this morning


    I am just worried sick because while my partner's bank statements and credit are impeccable, I'm not so great. I live in my overdraft and have credit card debt. My credit score isn't too bad (829) and we got approved in principle to borrow a lot more than the value of the house, but the broker says it really just depends on which underwriter picks it up and its all just a waiting game.


    Surely if they've already done the survey though, that suggests they're ok with the paperwork??


    This is literally the most stressful thing!!!!

    Joining here, had our offer accepted yesterday and spoke with MA today, we are putting our application forward tomorrow with Nationwide - eek!

    OK I'm in

    Joint application with my wife, I have a chequered credit history with some defaults but they will be gone within 2 years. Her credit history is good.

    Found house had offer accepted and approached broker 2/2 Broker recommended Kensington Mortgage company (the saga now starts)
    AIP 7/2
    Application submitted 8/2
    Various tooings and froings with underwriters, work and letting agents (we currently rent)
    Valuation carried out 17/2
    Offer received 28/2
    Then we hit a snag. There is a rent a roof solar panel system on the property. We were being evicted from out rented property as landlord had passed away and executors had to sell to pay IHT. We therefore were on notice to quit by end of March
    Therefore bearing in mind KMC's position on panels (this will become apparent later) we withdrew from purchase 16/3

    Approached by agent again 23/4 viewed property and had undertaking that vendors would buy out solar panel lease on completion. Revised offer submitted and accepted same day.
    revised mortgage offer received 13/5 by post. but only valid for original period to end of June.
    Final enquiries answered 21/6 but receive bombshell from Kensington. Lease has to be terminated and deed of surrender received prior to completion. Mortgage offer expires and we reapply only for underwriters to immediately come back and say lease must be terminated prior to application being approved
    .
    Broker approaches other adverse credit lenders saying "high street is out of the question" (hmmmm, we'll come back to that!)
    Precise come back with ridiculous AIP costing £150 more than previous quite from Kensington.

    Decided "what have I got to lose?" and did AIP with Halifax 13/7, and got a positive result (methinks my broker isn't very good)
    Had face to face session with Halifax MA in branch 15/7 and with ID and other necessary documentation sailed through credit scoring on application. Also advised by MA that rent a roof lease is on their approved list (not that it matters overmuch as lease is being terminated on completion)
    18/7 Had text from both Halifax MA and Agent confirming valuation for 26/7... If all is well then should be able to exchange quickly after offer received as solicitor has answers to just about any enquiry that Halifax could want (Kensington made a lot of enquiries and we were so close to exchanging before they changed their mind)

    I have quite a few more grey hairs than I did a few months ago.
