Does anyone know if they would book the valuation in if they were going to decline you? Seems to me a bit stupid to book it in if they were but don't want to get my hopes up just in case!
In the same boat, been told valuation is booked but am I risking heartbreak by letting myself get excited?0 -

bit nervous now as our seller wanted to be done in 8 weeks we on week 4 now so not looking good for their time table0 -
whats so annoying about first buyer pulling out is that 3 days after we said yes to their offer they were tellin ES who then in turn was telling us if we didnt find some where by then end of that week they were going to pull out , new buyer lives in flats up the top of our road so they will have same address just different door number so im very hopeful they wont pull out they put their mortgage app in Monday of this week so Es told me0

It depends on what lender you're using. I know that Nationwide instruct the valuation straight away, the application then goes to the underwriters.
On the other hand, some lenders offer subject to valuation so in those instances the valuation is the last thing to be done.0 -
Does anyone know if Barclays/Woolwich instruct valuation before or after they've made a decision? Nervously waiting here 😶0

We are FTB who have been looking at properties for a few weeks for ideas for closer to the end of the year and we have found our perfect starter home!
20th May - Viewed and loved it
22nd May - Offered and was told we wouldn't hear back for 5 working days
23rd May - Offer accepted
25th May - solicitor instructed and memo of sale sent
27th May - Meeting with the mortgage broker
29th May - Mortgage application submitted to nationwide!!!
I'm absolutely petrified we will be rejected as we are so close on our DIP!! Anyone that has any soothing comments please throw them my way as I'm so stressed!!!!
UPDATE! Valuation booked in for tomorrow! Just found out that apparently Nationwide don't check anything before booking it in which seems stupid to me but hey ho, so now I'm even more nervous as that means that HOPEFULLY we should have a mortgage offer by the end of the week..... Every part of my body is currently crossed :rotfl:First time buyer!0 -
We are FTBs, getting a mortgage with NatWest. Gone through the full application in branch on the 27/5, passed the credit check and the application has been submitted to the underwriters.
Yesterday (30/5) I received an email saying that our application has been approved subject to satisfactory valuation, which has now been arranged for 02.06. Still unable to log into the tracker.
So a mini happy-dance for now, but still waiting for the full approval.
Do people normally hold off with instructing their solicitors until mortgage offer is received?
Valuation was done on Friday and today we got out offer. Delighted, relieved and overall impressed with how quickly NatWest turned it around.
The valuation, however, came back stating that timber expert will be sent out to inspect decay to purlin and carry out any work if necessary.
If there is any work needed, who is expected to pay for it?0 -

Good luck Shammi.
I put my application in on the 18th May to Nationwide. Valuation was booked the next day - still waiting to get the final text offer from them, but nothing as yet... strap yourself in for the wait as they currently have a 13 working day turnaround on apps. All the best...0
