05/05 Applied with Clydesdale via a broker for full mortgage after a week of finding every obscure document under the sun.
    08/05 Valuation booked for tomorrow.

Very nervous. There's no way they can have underwritten so quickly; a day and a half with the weekend. Why are they skipping straight to valuation?

We are applying with TSB. If you see my post on this page. Our valuation fee was taken day after application too and valuation is today. The have requested wages slips, bank statements all again as the other we emailed were mostly screenshots and they want propper PDF docs and statements. So we are in the same boat as you I think. Money taken for valuation, valuation today and then I guess it will get processed so if its declined thats £275 gone BUT thats why we are not spending any monies other than valuation until we know we definately have the mortgage. Good Luck with yours :)

congrats to everyone with their offers.... we are still waiting for ours.

    our timeline so far!

21st April 2017 - offer accepted and mortgage assessment carried out/passed
25th April 2017 - AIP and DIP all accepted and approved
    2nd May 2017 - Solicitors in place
9th May 2017 - valuation and full building survey took place + application form now with the underwriters

it has been a crazy few weeks and FTB's!! I just want the underwriters and the bank to be kind and give us the offer - stressed ain't even the word and I now fully understand why everyone gets so stressed when buying a house.
  • Hi *set*

Thanks for the luck, hope yours is going well too! Yes as I've looked round here more and more, it seems people are having valuations done quite quickly. My EA threw me because she said 'oh if they're valuing it that means it's gone through', and when I mentioned it to my friend, she agreed and said that was true.

The broker however has suggested it more of a 'we've got your docs, we're by and large happy with them and we're interested in working with you, we need to check what we're lending on now'. Which I guess seems sensible. I know £500 odd for a valuation survey is a flash in the pan compared to what we're potentially about to lay out, but I just don't want to blatantly waste money. I'm also waiting until the mortgage offer to proceed with our solicitor. We've hit lucky with ours actually; it's DH's best friend from school so we know he'll represent us best and he's really on the ball.

The waiting is horrible. It feels like torture and I feel like I can't think about anything else!

So even though this is moving quite fast, to me it still feels snail pace lol, I'm such a wreck!

Mortgage lenders are happy with application, evaluation is being done over next few days eeeeeekkkk!! Not had to pay anythin yet as evaluation free, and we get 500 cash back once mortgage goes through win win!

Can't wait to instruct the solicitor then can rest and breath a bit lol been so nervous for the past week!

    Hi All
    I posted above previously....

We are using an IFA / MB

2 Hard Searches done on my credit report by RBS ...
    21/04/17 full application went in
Valuers couldn't get hold of seller so delayed everything
The Valuation was carried out 8th May ...
Requested my April Payslip yesterday (9th May.)

Now we wait ........ My partner is self employed but has a job offer with a signed permanent contract of employment with the guy he works for now starting July so they may need to write to him however it seems they just keep checking my wages instead.

Anyone know with Halifax if they would have done all this before valuation considering I have 2 hard credit searches on my credit report one on 21st and one on 4th May . They are definitely hard searches from RBS as they say negative impact and decreased by score from 999 to 989.

Thanks and good luck everyone.... I have turned grey !:rotfl:

    Hi Everyone

I posted this somewhere on main mortgage forum but actually should have put it here.

First time buyers, Just wondered if anyone has any experience with TSB mortgage process. Bank statements, wage slips and proof of deposit and ID's given. Valuation fee taken from bank yesterday and estate agent rang today to say valuation will take place on Tuesday. I guess I'm after some reassurance. Is it a good sign that valuation is going ahead or is it a case of valuation then will look at application and decide weather to approve it.

    Anyway timeline so far is:
    12/04 - Viewed property £92000
    18/04 - L&C brokers DIP 95%
    19/04 - second viewing
20/04 - offer made & rejected £89000 (as they reduced it by £10k 2 months ago)
    22/04 - second offer made £90000
    23/04 - offer accepted
28/04 - spoke with broker & decided on TSB
29/04 - documents sent to broker, wageslips, bank statements etc
02/05 - some docs resent as couldn't be read
04/05 - money taken from account for valuation £275
05/05 - estate agent rang to confirm valuation is on Tuesday (9th)

    Good luck to everyone :)

    Thanks guys

    Update:

Valuation hopefully took place yesterday, still waiting on confirmation of this.
Today, Broker has now loaded I.D docs onto system so now showing up as lender processing your application, so the wait begins. :(
    Good luck everyone :)
