    Previously lost 2 houses due to various complications, 2 lots of solicitors fees, 2 mortgage applications. No house. 3 years into search for a home, outbid 3 times on other properties, finally found a house which seems straight forward and normal! The fun begins yet again...... 3rd time lucky???:o

    Waiting to hear if we have a mortgage offer......... the past 3 years has almost killed me off so no complications please! A simple transaction would be blo-ody great! Anyone with magic witchy powers out there? :D

    An update......
    Nationwide wanted a letter from employer and we needed a tweak of the mortgage term = delay.
    Valuation booked on three occasions and cancelled by vendor! = delay.
    Survey/valuation finally carried out on Friday. Had a text and email Friday P.M to say valuation had been received.......
    Had an email today from mortgage consultant to say it's gone to underwriter and we should hopefully hear at the end of the week if not the beginning of next week!
    Oh heck! I am not holding much hope.
    I have already paid for searches as my area take 5-6 weeks. I just bit the bullet and paid up. The contract is at the solicitor from the vendor and I am STILL waiting for the offer. I have begged them to speed it up. If it's a no then I will need to go elsewhere. Nightmare.

    I finally get to join this thread! Not sure if it is a good thing considering how everyone in this thread is constantly stressed out!

    Ok, so I got an sales memorandum on shared ownership property. Submitted application with Leeds throught broker. Below is the timeline:

    25/01/2017 - viewed property
    26/01/2017 - offer letter issued from HA, contacted broker and get affordability tested, solicitor instructed
    27/01/2017 - received a quote and decided to go through with a full application with Leeds, on the same day full application submited.
    30/01/2017 - received email from Leeds saying the AIP has been accepeted and assessed by DIP team.
    01/02/2017 - required documents submitted to Leeds
    02/02/2017 - Received a letter from Surveyer i chose to go with Homebuyer valuation so both valuation and survey are done together) but just to say they have been instructed to value the property but there is no date on there to suggest when this will take place..
    03/01/2017 - received sales memorandum from HA

    Not sure what to make of this, I have been told before that if a valuation is taking place then it is good news...my broker said they already did credit report assessment when i submitted full application on Friday 27th and didnt ask for anything else. I am hoping to hear from them next week at some point but so far they have not asked for any other documents.

    Anyone has experience with Leeds? If a valuation is taking place is it kind of good news?

    Also, the quote that you received from illustration...can the final result come back even better? Eg. if the illustration suggests you get interest rate 2 year fixed at 2.5% can it come back even lower after assessing all your income/outgoings? :)

    An update. Today received a letter from Leeds that says I have passed the initial assessment and they are 'liasing' with my broker for any outstanding document. As soon as this is all sorted they will issue the offer as soon as possible. Doens't make any sense to me. The valuation is not even done...I guess this is offer subject to valuation... Hopefully hear good news by the end of the week or begin of next week.
  • well after running around the mill with natwest and wasting 3 week with them, headed to principality and god im glad i did lol

    Phone AIP appointment done 30/1/17
    In branch full Application done 3/2/17
    Valuation fee's taken on the 6/2/17

    Just the usual waiting game now, they said valuation normally booked 48hours after fee's are taken so it should be this week

    Natwest have been very quick with me and my partner. However the survey has come back 12500 difference on a new build...................................now the circus starts!!
  • Our survey is booked in for tomorrow, hopefully this means our application is progressing through nicely.

    08/01/17 2nd Viewing
    09/01/17 Offer placed
    10/01/17 Offer accepted
    13/01/17 Solicitor appointed
    21/01/17 Full application submitted & payment for survey taken
    30/01/17 Forms from surveyor arrived for us to sign
    02/02/17 Survey booked in to be carried out

    04/02/17 Copy of survey report (homebuyers) received in post
    07/02/17 Copy of official mortgage offer received in post

    Total less than 1 month from offer accepted and 2.5 weeks for mortgage application to all go through. That all seems really quick!

    After getting an AIP with them, underwriter decided i needed a 15% deposit, and was blaming my credit score which is perfect. My work colleague has had his valuation done with natwest and similar thing to yourself, 10k undervalue and asking for independent reports for damp and electrical....its crazy

    Ahh thats not good to hear for you, hope it sorts itself out.

    They have been no bother regarding anything, was all approved subject to valuation. The starnge thing is its a new build, so waiting to hear from the builder.............
  • My Valuation Fee has finally been taken after the address saga so I am hoping we are moving forward now! We need to provide evidence of gifted deposit next - annoyed the broker didn't ask me for this previously as in laws are away for a few days so will have to wait :(

    First time buyers here, our timeline so far:

    03/02/17 - Offer accepted (DIP already in place, using MA)
    06/02/17 - Mortgage application submitted with Nationwide (confirmation text received) and solicitors instructed.

    and that's it...our mortgage adviser informed me on the day our application went in that Nationwide are requesting information from our accountant (Partner is self-employed). Getting twitchy as others seem to be getting their valuation surveys confirmed pretty quickly and we have had no further contact! I'm already so anxious and convinced that we won't be approved and it's only been two days :o
