    Hi everyone!

    Flora - my understanding is that the valuation (which is NOT a survey) is the last part usually done, so generally once it's signed off it's approved.

    Also - OUR MORTGAGE HAS BEEN APPROVED FORMALLY TODAY!!

    Mortgage offer issued. Just had the text message.


    Though our Solicitors last working day is today, we wont be exchanging until early in the new year.


    Just have to judge whether we give our rented accommodation notice before exchange, are after and pay an extra month!


    Time to make a gamble!!!!

    We reserved a new build in September and applied through a MA they work with.
    Full application went in with Nationwide - 29/11/2016
    Received text message from Nationwide to confirm application on - 29/11/2016
    Text message to say valuation has been booked on - 30/11/2016
    Valuation was done on - 9/12/2016
    Results of valuation not received still
    HTB authority to proceed received on -14/12/2016
    Received email from MA to say Nationwide have advised that a default has come up in my name from 2014 -19/2016
    Contacted Anglian water and identified they have reported the default by mistake -19/12/2016
    Anglia water sent me confirmation to say they have asked Experian to remove default on the -20/12/2016
    Sent email to MA to forward to nationwide - 20/12/2016
    I have not heard anything from my MA, she does not pick my call . I regret using MA recommended by the developer. The waiting is killing me
  • Great to hear lots of others have had some good news before Christmas and we're also delighted to have (finally!) received our offer from Nationwide and we'll now look to exchange in the new year.

    We had numerous hold ups, main ones being:

    - Nationwide failed to attach our property valuation to our application (twice!) so it wasn't reviewed. If you've had confirmation that the valuation has taken place but not confirmation it has been approved I'd recommend calling them to check this
    - Our help to buy authority to proceed form got sent back (again, twice!) due to a slight discrepancy on the address across documents, I'd recommend reading over these docs which are prepared and sent by the developer to check it's all accurate to avoid potential delays
    - I'd also recommend putting in your mortgage app before waiting to receive authority to proceed if you need things to speed up a bit (you may run the risk of losing some money if you don't get ATP but if you've checked eligibility and filled in the affordability calculator - search 'equity loan calculator' on the .gov website - then you should be fine)
    - If you're on a temporary contract get as many docs as you can to support your application and make sure these are all signed and accurate: documents of extensions, signed and updated contract of employment, and 'intention to renew' contract letter if you can. I had holds ups with HR being slow / inaccurate. I had less than a year on my contract but all went through fine in the end!

    You're right that the mortgage broker should be speaking to Nationwide on your behalf but sometimes it's just easier going direct if you're not getting replies as prompt as you would like. Any actions will still need to be dealt with through the broker but Nationwide can tell you the status of your app and what's outstanding. I wouldn't worry about upsetting the broker and Nationwide were actually very helpful on the phone to us so worth trying :)

    I'm going through a mortgage at the moment with YBS. Full pack submitted last Monday (19th). Acknowledge on the 20th and fees taken the same day. Had notification on the 23rd that the surveyor was coming out on the 29th. Hoping for an answer early in the new year.

    Does it seem like it's been accepted subject to valuation?

    Hi,
    Broker emailed this afternoon Nationwide advised her they can only £116k which is substantially less than the £165k we applied for. The only way they increase amount is if I am able to pay off loan of £10k. A bit disappointed it took them 4 weeks to tell us the above.

    My broker is going to apply to Natwest today, who MA believe they are more generous in their lending and it looks like they may be able to give the full amount. I am not really hopeful.

    I've woken up to an email from my broker to say that Nationwide won't lend me as much as initially thought. Most infuriating is the fact that I didn't apply for the extra amount but they offered it so I took it with the relief that I would actually be able to afford to do the work the flat needs and have a mini emergency pot for saving too. Stupidly I allowed myself to get excited and now just feel rather miffed to say the least.

    The valuation isn't until next Monday so (having read an awful lot of horror stories about the company) I'm just really hoping nothing else goes wrong. In the mean time I need to get my head around the fact I will be super poor again.
