    Argh! Mortgage declined due to too much available (unused!) credit :eek: Broker has advised us to close a couple of accounts while she appeals!
  • O no!!! What was that with and how much unused credit did you have?

    We have a loads of credit we cleared :eek::eek:

    Just received our revised offer from Halifax with the correct spelling of my name, so relieved now! Things seem to be progressing nicely now and we are hoping for a end of May exchange.

    So had to do a bit of chasing today but found out the valuation was done Friday 28th April, broker hasn't received anything about that yet so hopefully will be soon.

    Broker also said our application has been underwritten, we're just waiting on the valuation, hoping this means it will be approved?! :eek:

    Asked the estate agent about the vendor as we were unsure if we were in a chain, they're going for a second viewing this week an putting an offer in so fingers crossed there.

    After chasing First Direct again, we have eventually found out that they need the name of the person who certified our ID from the conveyancers we are using, but the actual ID is fine...weve waited 3 weeks for them to tell us that!

    The person who did it originally was out today so somebody else at the firm wrote the name down of the lady who did it originally and her job. Im hoping that will be ok and they dont need her actual signature!

    So we are buying 30% s/o newbuild and just waiting for Leeds to give us a decision.


    14/4 AIP approved
    15/4 paid reservation fee to HA
    20/4 memorandum of sale finally sent to MB. After a week of chasing.
    21/4 application to Leeds submitted and fees taken.
    25/4 email from MB to ask for gift deposit letter and to say application had been submitted (not sure why after it had been done 21/4)
    MB said they would chase Friday!

    We have exchange date of 18th May.

    Anyone help calm my nerves with Leeds. Would they have asked for more documents by now?

    UPDATE

    29/4 MB emailed to say 'we should have an outcome by 9th May' (from recent emails I don't think that means offer?? Anyone else had this?)
    30/4 Valuation booked for 5/5
    2/ 4 Ask MB would we get asked for more documents now? I don't understand if we are due an outcome by Monday how will they ask for more documents in 2 working days?
    5/5 MB said documents may be asked for after first assessment, then moved to underwriter for final offer check which takes 3 working days. Valuation is today too.

    I'm still lost on what outcome will crop up on Monday - I was assuming a yes or no but it doesn't seem that way?

    Finally received my formal offer from HSBC today, so I can post my full application timeline:

    18/04 Started application, initial credit check and received DIP
    18/04 Further personal details requested via the online system, filled in
    same day.
    19/04 Application picked up, full credit check carried out
    21/04 (AM) Confirmation I passed credit check. Requested to provide details for solicitors, direct debit and valuation. Requested payslips and bank statements for 3 months. Had to phone them to ask if online statements were ok, at which point they told me I had to go in branch for an ID check and that I would be receiving a statement I would have to sign and return in the next few days to confirm I am happy to proceed without full mortgage advice.
    21/04 (PM) Popped into my local branch for the ID check and submitted all the requested documents. Also included a few documents I suspected they would request later down the line, to save time and hassle. A few hours later the status on the online system has changed to 'Decision obtained' and 'Application under review' with the comments stating they are awaiting receipt of my submitted documents to confirm my income, but it sounds to me that if those are in line with what I filled in during my application, the mortgage offer is as good as approved.
    22/04 Surveyor appointed for valuation, they called the developer and lined up for Thursday 28/04, crossed my fingers for an offer a few days later... Only found out as I popped round the sales office and they mentioned it, hadn't had a date directly from HSBC, but as said before, the information on their online tracking system is limited. Good thing I did pop in as the site staff thought the valuation was for another plot and they would have shown them a semi, instead of my detached house :P They already thought it was weird they had a valuation coming for a plot that already has a mortgage ^^ HSBC go by official address and not plot number, so the street number of my plot is 26, while the plot number is 25, the site staff was gearing up to show a surveyor round plot 26
    27/04 Surveyor showed up a day early at the site, valuation carried out.
    02/05 Status updated on the online portal that all required documents had been received and were under review.
    05/05 Called HSBC just before noon for an update, was told they had everything they needed and that they were just waiting for the relevant department to sign off on the valuation. Got a call from their underwriting team around 13:30 with some questions about my payslips and bank statements, nothing big, they just wanted to be sure all the currencies mentioned on my payslips were in EURO and wanted to know which payment on my statements was my rent payment. Also mentioned they were very happy I had already included 3 years of SA302's as it made things a lot easier for them to sign off on my income. At 14:30 the official mortgage offer was added to my online portal and I received a call soon after from HSBC to confirm they were happy to offer me the mortgage required.

    2,5 weeks from application to offer with minimum hassle, I am impressed, I had a harder time dealing with my mortgage adviser for my previous Nationwide offer than I had with HSBC. The only real leg work I had to do was going into branch with my passport. This was an online application, where I opted not to take advice from a HSBC mortgage adviser.
  • We received our mortgage with Virgin Money yesterday. Timeline is as follows:
    5/4 first viewing
    7/4 second viewing
    8/4 offer accepted
    14/4 DIP reffered
    18/4 DIP agreed
    25/4 Valuation done
    29/4 solicitors instructed
    5/5 mortgage offer received

    so exactly a month from 1st viewing to mortgage offer! very stressful and i had to call virgin directly a few times just so i could understand where the process was. fingers crossed everythnig else goes smoothly
