Actually what is the difference between bank and building society? are high street banks more strict? and if the higher is rate will it give more chance of getting the mortgage, how do broker decide which one is the best for us? our rate is around 4%***Twins mummy***0

Hi ya,
I have been reading loads of these posts not sure if they are helping my nerves or not
Me and my partner applied for a Nationwide mortgage through a broker,we got the AIP within 30 mins.
Turns out I have a satisfied CCJ for £135, on my credit score from 2013, it was a mishap with a university landlord and a deposit scheme totally out of my control. there is a note on my credit file about this. Turns out because of this one thing my credit score is poor.
My partners score is perfect.
Nationwide have gone ahead and done the valuation even after they asked for some forms surrounding the CCJ.
I had read with a CCJ chances of getting a mortgage were slim. Does anyone have experience with nationwide and getting a mortgage with a CCJ?
Our valuation was yesterday I rang today for an update but they said we would find out by Tuesday at the earliest.
Nationwide still went ahead with the valuation does this mean they are more likely to approve the mortgage?0 -

Good Luck!
That's brilliant news, congratulations!
Our valuation has come back fine, and our documents returned to the broker. I'm hoping this means they are happy with everything. I've been told 4 working days for a decision. No sleep for me this coming week!!0 -
News from broker yesterday that our application was declined due to my current account conduct on my bank statements. Absolutely gutted. Told us we need to show three months clear before we can apply again. Which takes us till June. Our vendors are buying a new build which won't be completed until September... hoping they will be understanding and patient with us...Credit score slowly improving!0

What was on your current account ?0

Three returned payments
1. Where i had stupidly paid my full credit card balance then didn't realise that they would still take the direct debit for the full amount again. Spoke to CC company who admitted they shouldn't have and refunded me charges. However it still shows on bank statements.
2. A returned payment for gym membership where it took me overdrawn and i didn't realise till after 5pm when TSB return any items. Not giving me time to transfer the money into the account.
3. My daughters swimming lessons changed the date they take the DD from everyone from the 20-something to the 1st. Therefore took me by surprise as they emailed my work email about it?! Again, TSB show no mercy after 5pm.
All poor management from myself, i'll completely admit, i get transfer happy on payday and transfer too much to our savings account. I have already arranged a switch to NW from Tuesday in order to consolidate all accounts that i have and will no longer be transferring the savings, just keeping it in my current account to avoid anything else going out.
However this is now a big fat no from the bank. Mortgage advisor reckons if we apply again with three months clear that we should be ok. I've got negative credit from the past and we'd passed the credit scoring fine. I'm so mad at myself. Theres been absolutely no issues in April, so i guess if i've got April, May and June statements we may be able to try again in July... Leaving it tight for September.
Haven't heard back from the EA yet to see if he's spoken to the vendors. I'm freaking out.Credit score slowly improving!0
