Just notice dgtazzman's post saying that you requested a copy of the valuation report. Is this a common thing to do? I think I'd quite like to have that information but I didn't think that the lender would let you have a copy for some reason.
Will nationwide give me a copy if I asked do you think?0 -
Thanks Hanbobs :-) That explains things better for me. Got a phone call today from Nationwide saying the underwriters require some more documents for my partner, a contract letter from work and another bank statement as the one he took didn't have name, address and account number on. Surely the MA should of noticed that when we went for our application appointment yesterday?! So got to take them in tomorrow and then because the MA has submitted an incorrect salary figure that will take 4 working days to amend before it can go back to the underwriters!
Sounds like yours is getting somewhere though :j
How long has it been since you had your offer accepted on the property?0 -
CS90, it's not a common thing to do, but I'm using HTB Wales and they have requested a copy of it. I had previously secured a mortgage for my new build, but due to extreme delays, my original offer will expire a month before legal completion, so I am having to apply for a new mortgage.
The original mortgage came with a downvaluation from 189k to 180k, but I suspect this time it will come in at sale price and the developer now has a few comparables to show that have sold for 190k, but I want to confirm this asap to prevent surprises down the road. I made up the 9k shortfall out of own funds originally, but if this is no longer necessary, it gives me a nice cash amount in my pocket on completion. HTB want to see the report to amend the amount of the equity loan accordingly.
Nationwide will email the valuation report to the email address linked to the application. If you bank with them, you can send them a secure message via internet banking with your application reference number to request it, otherwise you can request it by phone.0 -

You're welcome!
You MA should have noticed that, it's what they're paid for lol
Our offer originally got accepted Wednesday 6th January - the same day our valuation was done... but it had a term and condition regarding a letter from HMRC that Leeds required. However, on Friday 8th January our offer came through minus Leeds having received the HMRC form as it hadn't even arrived to my partners address. So now we don't even need it :rotfl:
I'm just waiting for it to arrive via post (I have it as a pdf format in an email) - the one sent via post will have a form for us to sign and return. It should arrive today0 -

I do think brokers and MAs must sit there thinking 'chill out, woman'...
Mind you, trying to get through to HMRC in January is not easy!
No word on our side yet. Was expecting to hear by yesterday at the latest, but judging by some other MSE experiences, we could be another week away, at least. When a valuation is booked, I'll feel so much better.
haha I know! OH managed to get hold of HMRC who are sending the form out in the post - but then our mortgage offer arrives two days after anyway without any terms and conditions on it - so our MA now says we don't need it and all is approved :rotfl:wish they'd make up their minds ha ha but finally the news we've been waiting for!\
So we spent the weekend buying more bits and bobs; is it sad that I got excited about buying a microwave? Who knows what I'll do when we order our fridge freezer - I may combust! ha
Have you heard back yet regarding yours?0 -

Not sad at all, I was excited yesterday looking at what set of saucepans to buy.
God knows what I'll be like when it comes to choosing a dining table and chairs!0 -

We picked our sofa at the weekend - I almost screamed with excitment! however we're not going to order it until the mortgage has gone through - as it'll be on finance with DFS and I don't want to risk anything effecting the mortgage as I believe they will do another credit search closer to the time of completion. So we'll be sat on the carpet for a good 4 weeks once we eventually move in lol0 -
