found house and made offer aug 21
went on holiday came back sep 4th - offer accepted
sep 5th - spoke to mortgage people and booked appointment
sep 10th AIP and all documents sent

Been waiting for two weeks to the halifax to come back to me after requesting a structural and damp report.
So frustrating, I just want to know whats going on!0 -
Just when I thought everything was going too smoothly!
Had valuation from lender back at purchase price yesterday (183k), however now requesting damp and timber report!
In the process of sourcing quotes as we speak. Do I have to inform solicitors of this (as well as EA to contact vendor to arrange access)?
Does anyone have any idea whether valuation could be subject to change based on results of damp & timber report? As we have been told that valuation in its current state is 183k?

On my second application as the last sale fell through and I have switched providers. Glad to see from others' experiences that Halifax tend to be quite quick.

Has anyone else had any experience of getting a valuation changed at all?
Our vendor's property was undervalued by £2000 and I just really don't know if they will be willing to accept the drop in price from £97k to £95k.
I'm still waiting on a decision from them but i'm not the most patient person so the waiting is really getting to me at the moment.
I just don't know what to do if they refuse to budge from £97k. Is it possible that the valuation could be reconsidered bearing in mind the size of the difference.
As much as I keep telling myself not to, i'm also debating as to whether or not the vendor will go to halfway and agree on £96k, it's just the uncertainty of it all.
For all I know they might be happy to take £95k but i've always got 'what if' in the back of my mind until I get an answer from them. I just really don't want to let this house go.0 -

6/09 credit checks passed
13/09 help to buy application approved
15/09 full application submitted to nationwide
19/09 valuation will be done
We find it odd though Nationwide have only asked us for our most recent payslips and current mortgage statement? Is this normal? Our advisor has everything else incase they ask for it... I thought being a help to buy mortgage they would have wanted everything possible!!

depending on the results of the reports the lenders could hold a retention , the works if any need to be done and proof supplied before they will release the retention,
that is what my broker has told me
my valuation came back same as yours in its current state the property is valued at ££££££ but the lenders are still insisting on reports and estimates for any work needed before they will even offer , I suppose lenders have their own criteria , I am with the Monmouthshire , who have been very slow and picky , some might say thorough :rotfl:
don't worry your damp and timber reports may come back ok
unfortunately (out of my control) or fortunately whichever way you look at it , issues with my house need to be sorted by the vender as he said he had all warranty's and guarantee's regarding the issues highlighted by the surveyor , I have my doubts but only time will tell,
hopefully by the end of this week we will all have some answers and be moving forward
martyn, I will be following your progress as you are in same position as me but I have already decided I am not willing to offer anymore, either the vender sorts any problems or I am going to walk away, and to be honest I feel a lot better about things now , plenty more houses , we are an older (not old :rotfl:) couple , and have a good deposit , not selling present home until after we have moved, my position is easier than yours, you have more to consider , if your vender would meet you half way I think personally I would be tempted to go for it , is it worth loosing the house for £1000 ?

Witchy I'll keep you posted as to what happens. I should hopefully have a decision either today or tomorrow.
Another reason that I'm so reluctant to let the house go is because of the lack of suitable house in the area in which we're looking. If this falls through then I really don't know what we'll do as there aren't really many other houses that have appealed to us as much as this one.
Thankfully we have a contingency fund in place so if the vendor does agree to go to halfway with us, at least the extra £1000 that we'll need will be there. I'm hoping though that it doesn't come to that.0 -

We've contacted a few now. I think we will go with an independent surveyor, rather than working for a damp company. For the sake of £100 I'd rather know that if damp issues are found, that they are actually there, rather than someone just trying to make a quick buck!! Fingers crossed now!
