Had some good news this morning. Our vendors have had an offer accepted on a property and the people they are buying from are buying an empty property, so our chain is now complete.
Our mortgage valuation has finally been confirmed as booked for next Monday, two weeks after our application was submitted. They have all of our other documentation and accountants reference.
My broker thinks they should have the valuation report by Wednesday and we could have our decision by the Friday, otherwise the following Monday.
Hopefully just one more week to go before we can push ahead with searches. Our home buyers survey is booked in for 6 November.0 -

We've just received our mortgage offer from Santander. They are offering full amount, but in conditions section it states -
'
“instruct a specialist contractor to inspect whole property and report on internal dampness and condition of all timbers. All necessary works to be carried out. The inspection to be carried out irrespective of existing guarantees, invoices or estimates.'
There is no mention of time frames here, do we need to sort out issue before completion, will we need to send proof etc?
We have already conducted a damp and timber report, apparently there is some damp on one wall and vendor was quoted around £1600. According to EA, they are not happy to pay for these repairs.
We should be able to afford in a few months but put down 20% deposit and after fees etc there is nothing going spare right now!
Any advice? Has anyone also been in this situation?

Saw the house we loved 7.8.14.
Due to holidays on both sides offer accepted 8.9.14
Application submitted 24.9.14
Lots of extra information requested which we have supplied quickly
Still waiting for decision. OH has rung 3 times this week to try find out anything as solicitors have rung wanting pAyment to do the searches. He has also spoken to EA who have said they let someone in last week to do valuation survey but we know nothing about it. So after these 3 calls OH has been told they're putting an offer together on Monday.
We've been looking for somewhere together since February so to finally start getting somewhere is great. But I'm not going to believe it might happen this time until I gave a set of keys in my hand! We were hoping we'd be able to invite family for Christmas for a slightly different occasion to the traditional. But I can't see it happening nowNSDs January - 3/8 2017 total - 3

Back from the exchange board to here! Our sellers dropped out last minute so had to look for a new property.
15.10.14: viewed second property and loved it! Offer accepted!
17.10.14: mortgage broker Keyed in new property details on existing mortgage offer and valuation funds been debited
24.10.14: valuation booked for this date
Hopefully should be a case of getting mortgage offer re issued after the valuation!
Just found out today that our mortgage has been re-offered. Back to the waiting to exchange board now!!:beer:0 -

9/10/14 offered mortgage for half of what I asked for as Leeds stated they do not take into consideration tax credits towards my daughters nursery fees! Making my expenditure look much higher!
