Hi, thought I would contribute to this

    Timeline to date (Broker used)

15/09 Estate agent visited to value house - Estate agent wanted £2100 just to sell apartment! (over 3%)
15/09 Searched web for on-line estate agents - found one for £389, Completed details for online estate agents
16/09 Online estate agent called to arrange photographer for next day!
17/09 Photographer arrived took photos & measurements / were available later that day
18/09 House put on market (through online estate agent) on Rightmove etc
    21/09 Viewing took place
    23/09 Offer on apartment - Rejected 1st offer / accepted 2nd offer
24/09 Contacted mortgage broker to seek advice
24/09 Arranged some viewings - interested in one but vendor not shifting price
10/10 After viewing another few properties - saw another, and 3 offers later and almost 2 week wait, offer accepted
13/10 Mortgage broker submitted AIP, accepted
    13/10 Solicitor instructed
    14/10 Full app submitted (Natwest)
16/10 Natwest requested info (sent immediately)
17/10 Mortgage approved subject to valuation, valuation fees paid

Can't thank broker enough (I've been in contact with him on and off for about 2 years! - so think he's well earnt the fee!)
  • My current timeline:

12 Oct - application submitted by broker
16 Oct - letter received from Coventry confirming our application was being processed and a valuation survey had already been booked
19 Oct - I booked our own survey, a homebuyers report with an option for a full building survey if the surveyor feels it's necessary once he is at he property, for 2 Nov.

I'm hopeful hat our valuation survey will be completed in the coming days and mortgage offer through by next week at thhe latest, hopefully this week so I don't have to wait much longer worrying about the valuation coming back under what we offered (I keep reading lots of stories of about this).

Our vendors are supposed to be viewing a property today through the same EA which has no onward chain so also fingers crossed they will like it and make an offer. Hopefully we are still on course for our early January deadline for exchange!
  • We're still waiting to hear from Natwest. Valuation survey was a week ago.
  • Our timeline is as follows

25/9/14. Accepted an offer on our house
27/9/14. Enquired about new build, given broker details
27/9/14 DIP approved with Nationwide via broker
    28/9/14 Reserved new build
    07/10/14. Broker collected all docs
08/10/14. Docs uploaded to nationwide, help to buy applied for
13/10/14. Received help to buy approval in the post

14/10/14 Broker said app has been agreed with underwriters
    15/10/14. Full application keyed
16/10/14. Valuation fee has been debited from our account &
Text from nationwide saying they have received our
    17/10/14 Valuation carried out
    20/10/14 Mortgage offer issued

6 days from full application to mortgage offer, can't praise Nationwide enough!
  • Raaaaah.

Valuation done last Monday but report only got to lender yesterday. Apparently there were issues establishing who the EA was. Technically there isn't one as we're buying the house we rent but a phone call could've solved that quickly!
  • Well here is my timeline so far...

A friend is an IFA so contacted him to ask mortgage questions.

22/9 two AIP s, one lender would only lend a low amount
9/10 second viewing on a lovely flat, put in an offer which was declined, go slightly higher and accepted
10/10 try to instruct lawyers, person who takes money isn't in the office
13/10 pay Solicitors a start fee
13/10 give my IFA my latest documents
13/10 IFA goes back to the low amount lender as covered this flat but once details fully in including the service charges they say no.
14/10 IFA appeals as about a grand out they say no (not a full app)
14/10 increase my deposit (was 17% deposit upgraded to 20%)
    14/10 AIP with natwest
16/10 full application with natwest as IFA had a course day before...
19/10 details of deposit etc sent to IFA
    21/10 valuation fee taken
21/10 IFA confirms natwest said proceeding to valuation and valuation should be this week!

FTB buying on my own so all new and confusing to me!

Back from the exchange board to here! Our sellers dropped out last minute so had to look for a new property.

15.10.14: viewed second property and loved it! Offer accepted!
17.10.14: mortgage broker Keyed in new property details on existing mortgage offer and valuation funds been debited
24.10.14: valuation booked for this date

Hopefully should be a case of getting mortgage offer re issued after the valuation!

  • Anyone know of Halifax's stance when a new mortgage product is launched with a better rate? My Halifax mortgage hasn't started yet. Can they adjust my mortgage offer?
