We didn't have the full 5% but bellway said we could exchange on 2.5% and complete with the remaining 2.5% next june.
I did wonder how this would work but they said it would be fine and gave us the number of the New Build Mortgage Helpline.
The mortgage advisor said we just needed proof of the 2.5% in a savings account and a letter from my partners dad to say he will gift the other 2.5% but they would never ask to see proof, it was just to satisfy the lenders requirements.
The plan was to save the other 2.5% by June 15.
Surely now they want to see proof then we have grounds to complain against the mortgage advisor for giving us false information?
I have commented on your other post too. Think of this from a lenders point of view. If your genuinely telling the truth then getting a statement from
Your dad confirming the funds is no big deal. Any normal person telling the truth would supply this information without second thoughts but the fact you are not and you can't will ring alarm bells with the lender. Even though the mortgage advisor said that they will not request it, you still agreed and decided to go ahead. Lenders can ask for all sorts of documents at any time. Every case is different.:beer:0 -
our time line....
Met with broker AIP passed - 27/9
Full app & docs sent 29/9
lots of BOS mortgage quotations on experian 29/9
broker said await valuation 29/9
Our app is with Halifax.... so nervous, the wait is already making me restless.
Any experience on Halifax turnaround times at the moment? Our broker says its a straight forward case. Im worried however as previous debts from about 10 years ago ( not showing on credit report) I did also have to get British Gas to remove a default from my credit file before going for an AIP.. which they did.0 -

LAURIEBALLARD999 - it is perfectly reasonable for the lender to want to see proof of the deposit. We have a gifted deposit and we have had to provide the mortgage company and estate agents with screen print outs of the money in the account. We also had to provide our mortgage provider with the details of where the money has come from. Plus the solicitor wanted the exact same thing as well. They have to see where the money is coming from and verify that is all legal and above board, you've just to roll with it. The mortgage advisor hasn't given false information they are perfectly entitled to request any information when they want it. Just because they didn't ask you at the time doesn't mean there never going to ask you.0

Probably not the best thing for me to answer as we had to have two AIPs due to first having a useless broker! I will say that we had our valuation fee taken on the 11th of September, our broker having submitted the application a couple of days before, but then they asked for more information and didn't book in the valuation until last Friday. We had a slightly more complicated case than others here, though.
