VALUATION ON 26/09/20140 -
I am getting really frustrated at the moment. For three days on the Barclays tracking page it says valuation has been instructed and they will get back to me when it's booked. I rung Barclays call centre today (groan) and they said they have left two messages with the estate agent. I spoke to the estate agent who told me this was a complete lie. I have emailed our mortgage advisor at Barclays to ask her what us going on.0

This may sound like a stupid question/ something that's been asked a million times before BUT... if the bank take the valuation fee and the valuation has been instructed, is this a good sign?

My mortgage broker said its a very good sign if they take the valuation funds out. We got our mortgage offered the day after the valuation report came back. Our mortgage is with the halifax x:beer:0

The full application only went in yesterday afternoon and they haven't taken the funds as yet, I just wanted to see what signs I should look out for.0 -

Application keyed to Woolwich 10th JUNE 2014!
Valuation done and passed in july. Woolwich now asking for 2 years accounts which we do not have as the companies year end is December! Hubby been self employed for years before hand in same industry so has SA302s to prove income, Ltd co was only set up Jan 2013.
Broker was going to pull application a few weeks ago but then woolwich decided that they might accept a draft of the accounts from Jan-Aug and a forcast from Aug-Dec. Accountant been on it and the draft and forcast was forwarded to broker last week, she then sent to lenders.
Now we wait!
I am so darn nervous, this whole mortgage thing has been an absoloute nightmare!!! Stressed does not come close! So down about it i am now on anti-depressantsand every one says this is supposed to be an exciting and happy time.......
House will not be ready until Nov/Dec so thats one good thing i suppose.

Finally after what has been an absolute nightmare of a year it's finally happened
For anyone that has been following since feb when we got our DIP from nationwide then paying fees and after declined as they changed lending criteria. Our broker tried woolwich and to be honest I was expecting the same outcome as they were taking so long! Full app went in on 10th June!
The last few weeks Woolwich were asking for the most rediculous of things and we felt like they were stalling! It was very funny how on Friday - day after independence referendum we got our decision! Received in the post today 😃 maybe a coincidence?? I'm not sure but I am so happy now! 8 weeks to go and I can finally start to pack.
It's a HUGE weight off our shoulders and even better we got a better rate than we originally wanted and no arrangement fees! Had to pay £325 for a valuation though but never mind.0 -
Kim, there are no signs, each case is different.
In my case valuation fee was taken on 08 Sep. Halifax
Then my file got pulled out for random internal audit.
The audit team gave a go ahead on 24 Sep.
The valuation is booked for today 26 Sep.
I will say it is better if the file is pulled out for internal audit so early rather than a day before complation.
I have heard from others ( in the forum) that generally valuation is instruted when underwriting is done.
Taking out fund for valuation has no significance.0
