15/09/14 - Mortgage offer in the post!

Hiring a broker to deal with this process as we needed a quick turnaround due to some lost time going it alone with a rubbish lender was the best decision we made, she was fantastic.

We're now one step closer to our dream first home.

The champers is on ice until, fingers crossed, the keys are in hand. (Might have a cheeky glass upon exchange...)
  • So we can now join this thread!

6/9/14 DIP from precise. Immediately put in offer 12k below asking price on house we had previously viewed. Offered declined, they will accept 5k below asking.
7/9/14 New offer of 10k below asking.
8/9/14 second offer declined. Third offer put in asking vendor to meet in the middle at 7.5k below asking. They will think about it overnight!
9/9/14 offer accepted!!! Broker off work sick!
15/9/14 Full mortgage app completed. valuation fee & telegraphic transfer fee paid upfront.

Now we wait! Currently on holiday so at least I'm waiting in nice surroundings!

Positive we will be declined though.

    SPC £8
  • Does anyone actually no the process for mortgage applications?

    DIP - fine.
    Offer accepted.
Affordability ok, could pay over 10 years but staying at 25 years
Full application done since 8th Sept.
Valuation Booked on 10th Sept for 22nd Sept. (should be ok, nearly new house)

So what happens between 8th & 22nd? Nothing?
or does it go to underwriting etc.

    :)
  • So here's where we're at:

    29/08/2014: offer accepted
    08/09/2014: DIP after phone interview
10/09/2014: full application submitted with payslips/bank statements
15/09/2014: Noddle confirms credit check performed on OH's file today but no searches on mine
16/09/2014: Noddle still shows no credit checks on my file despite OH's being done yesterday. Odd?

I really just want confirmation of mortgage offer subject to valuation so I can have a proper night's sleep again! Fingers crossed.
  • Very nervous and stressed here

Fed up with renting so we decided we wanted to buy something after nearly 10 years of living together. Husband who is a contractor approached a broker, was told he could borrow 900k based on his contract.. well, never going to have enough deposit for that anyway.. two weeks ago we viewed a house in a small village that husband's always loved, put an offer in 13k below the asking price the next day and even then still less than 50% of what we were told we could borrow. Offer accepted, and the stress begins!

Mortgage application went in last week via broker to Clydesdale, with 10% deposit, although we could probably afford 15% but don't want to spend nearly all our savings - declined due to a three month gap between contracts that Husband had 18 months ago, we went travelling for nearly a month then he went straight into talks between two clients which took a while, then all the checks etc that he had to go through. This were explained to the broker. Husband was annoyed and I was depressed because I might have to move back in with his mum and dad after the tenancy ends in November. So we have gone to Halifax and with 15% deposit. Valuation instructed on Friday. Fingers and toes crossed.
  • I'm joining you all!

6th Sep - First viewing (£120,000 guide price)
6th Sep - Decision in principle (based on £115,000)
8th Sep - Conveyancing quote from local (friendly and personally recommended solicitor)
9th Sep - Second viewing (with the in-laws and without my rose-tinted specs!). Lots of work needed
    10th Sep - Offered 95,000 (declined)
11th Sep - Spoke to agent, increased offer to max of £105,000 (so much work needed!)
12th Sep - Offer accepted! Solicitor instructed and broker is getting back to me with a lender! (edited...will be applying to Nationwide)

So excited right now! Although annoyingly I'm also ill with a viral infection (off work) and this whole thing has been a bit draining so far!

    Update!!

15th Sep - ID shown to solicitor, mortgage protection/critical illness cover arranged. Payslips sent to broker at L&C
16th Sep - Full application sent in to Nationwide and DIP received!
  • Wish I'd transferred all my money to one account as it's proving difficult to get statements/evidence from some for proof of deposit! It's in four different accounts and some will only send annual statements! So annoying.

Print them off online. You can get most up to date figures this way x

  • Just beginning the journey to buying a house! We viewed it 2 days before going on holiday in August and have been negotiating since we got home pretty much! Offer accepted yesterday. Had an agreement in principle before we viewed so hoping the mortgage application itself won't be too stressful! But who knows!! It's felt like a long journey already...we first started looking for somewhere just after Christmas and we've been talking about moving in together for at least a year. Wow I'm rambling, I must learn to control that!!

That would be great if I could access them all online but I can't! Bloody postal account with Cheshire and others will only provide e-statement for end of tax year (so not up to date enough)
