yeah i know, the mortgage we had originally in place fell through at the last minute so our broker got straight onto halifax who were amazing and pulled it out the bag in 4 days with a formal offer. so relieved that we can still get the keys on the original date we had arranged :D

what were the fees for? and do you mean credit searches? im sure its only the mortgage company that do those
  • Ahh ashame it fell through but at least your wait is now over :j

I paid £300 up front which I am now wondering if they have covered the land registry searches, water searches etc...?

im not sure we are buying a new build so its a different process. we haven't paid any solicitor fees yet, we got told to pay them at the end when the deal was done
  • winnie, it depends on what you told the solicitor to do,

if they started searches and the sale had fell through you may have encountered costs,

some solicitors take a deposit and then wait for further instructions from you , it all depends on what you agreed on opening your account with them
  • I have paid £350 for them to start searches so that is probably what it is :)

how do you know if your mortgage offer is in the post??

Natwest said they'd posted in on Friday when they rung to say that the valuation was ok and it arrived Saturday morning!

Natwest requested a structual and dampness report as some dampness was noted at the valuation.

The two surveys are being carried out today so fingers crossed.

The valuation report noted damp and potential timber damage on our house, but didn't require any further survey to be done before offer...?
  • Well I'm still waiting :( my ma was unable to submit the application until yesterday so now my wait starts again. Been told by ma that halifax will get in touch within 48hours, is that right??

Starting to wonder if ma just putting another AIP through as loads of people take longer than 48 hours.

Also I need to pay the solicitors to start searches etc but am afraid to do so until I here of halifax as I don't want to lose to much money if I fall at the last hurdle :(
:TIf your happy and you know it clap your hands :T
  • Sorry to hijack - my mortgage application hasn't even gone in yet ( got a meeting a week today), but wanted to pick your brains. My application is with the Natwest as they are my bank, have a good deal and have given me an AIP.

The thing is, I don't have a great credit rating, so am worried that I might get turned down by Natwest even though I have a large deposit. Should I look at going with a broker ? Am I just wasting time going through the full application with Natwest ? How do I find a broker ? I've asked around friends but they all used their banks, so am not sure how to find a good broker

When you say not a great credit rating, what do you mean? A low score or are there late payments and defaults on the report. Natwest are rumoured to use Equifax so I suggest you take a look to see what Equifax hold about you.
You have nothing to lose going with a fee free, all of market broker, regardless of credit rating. I did and he has been excellent thruout.
