Morning everyone - congratulations to the many who seem one step closer to their new home. Gives me hope :)
I am feeling at a stand still. Just received the valuation information, thankfully house been valued at price we offered but now we need to get a 'professional to report on the roof void, lower flooring and dampness'. My solicitor has written to seller as they state they've recently had damp proofing done and written to the solar company (panels on front area of the roof).
At this point would people recommend I ask for the survey company to carry out a more detailed inspection or should the professional be a builder who can check the wood/damp situation? My MA is on holiday and I am unsure what or who I pay next to move things forward. Thanks.

Does the valuation say it's a requirement or 'you might want' to get this checked? Usually the reports will suggest getting in an expert on specifics (like damp and timber specialists), because the surveyor isn't a specialist in those areas and it covers their back.

If you do want/need to get this checked, it would be a good idea to find an independent damp and timber specialist, as they won't find loads of work suddenly needs doing urgently "and by the way, here's our quote", thereby creating further paid work for themselves.

    Hope that helps!

Well, turns out the thing that had been assigned yesterday was getting the valuation report to show on the system, so it's just been sent to the underwriters today. They might request it is converted to MMR, though our consultant has put a case for it to not be, as its been delayed due to extenuating circumstances (related to the valuation - see my timeline a couple of pages back!). If it does, we'll need 3 months of payslips (only had to give 1 so far), but he has told me not to worry!

And he's said not to worry, even though the May payslip will show partner as having his promotion/pay rise wage amount (May being the first month he's received it), which consultant had said not to include/change, because it would be a material change (on the original application, which was done on 5 April) ... So, I'm trying to be hopeful, because although MMR will be tougher (consultant has said it does make a difference on 'some' applications), we're now operating on a £6k higher combined wage ...

So, if it's a 72 hour turnaround, I'm hoping Weds/Thurs should be The Verdict! Another week ... Sigh!

I don't think they'll change it to mmr - if broker put in info too. Are you with halifax? They still only asked me for one payslip post mmr! Xx

Yep, is Halifax. My plan is to take the payslips in Monday, if I can get in after work, so if they do need the information, it's there, ready to go!

Thanks, Hayleyloulou, for trying to put my mind at ease!

That'd great, thanks. I see you responded on other thread - felt like I should move away as was hijacking this one :)
Am hoping to sot a specialist tomorrow, house is approx 100 years old so plan on getting full survey done, but was going to wait until mortgage go ahead before spending more but the report I received states I need it's how I've had the inspection done before they will progress my application. Fingers crossed all is ok as don't have the money for major works:(

Followed your other thread re: issues with interest, we're likewise at that stage with nationwide (they subsequently have asked for a bank statement each) and I have a couple of very small gambling transactions on mine.

    Good luck!
  • Oh well, I'd better join this thread again.....due to reduction of £2K in the place we're trying to buy and had a mortgage agreed we're now back in the awaiting decision due to MMR rules club....

Feels so frustrating to have a mortgage agreed and then it be taken away due to a price reduction....
