  • Heston - id love to have that level of info. Mine just has under review then approved (then offer expiry). It has been on review since the day of my application and only gets ticked when the mortgage is offered!

i only know the valuation is booked as the sales manager of the new build told me!
Seems like you had a straightforward case, ours is for a second home.
I’ve just rang them and got throughly fairly quickly. Underwriter has a couple of queries regarding the property we are buying and also our mortgage payments on the first one.
Should get a call or email tomorrow, hopefully, that will determine whether they will lend to us or not. Was told by the advisor to ignore status on the online application, if underwriter has any queries, would hear from them directly.
If we satisfy their queries, hoping to get a decision Thursday or Friday, yay or nay.

I just want the wait to be over, whatever the outcome may be. We’ve been through this journey so many times, mortgage application process is a horrible experience to go through, whether or not case is straightforward. It’s the wait and unknown that is more stressful in my experience.

If I won the lottery, I’d just pay cash and never go through a mortgage application again, but I don’t play the lottery, so there goes that. 😂
Good luck to everyone awaiting decision from the powerful mortgage lenders that have us in the palm of the underwriter’s hands. 😅
I don't plan on ever moving again if I can help it! Luckily I love the house I'm buying and was already planning on staying there for a really long time, but this whole wait has been excruciating and I'm even more set on it being my forever home now, remortgaging at the end of each fixed term will be more than enough stress for me I'm sure!

We have been trying to buy our house for nearly 7 months now.
Even made it to day of exchange and the top of the chain decided not to rent anymore.
Praying the sale can still happen with a new person in chain.  :#
Just applied for last extension of the mortgage.

Oh I’m with you on this one 😂 we are also planning on making this our forever home.
If this doesn’t happen for us for the third time this time, we’re staying where we are and use our deposit money to buy a holiday home in Spain instead! 😂 Win-win either way.

Another Santander one here. I posted on another thread that specifically asked but in case it's helpful for people here, too:
    AIP: 22nd
Full application and notification of valuation being lined up: 23rd
25th: Follow up about gifted deposit and annual bonuses
    29th: Request for June payslips
2nd: Broker tells me it's been approved
3rd: Confirmation text and email come through in the morning
Now just waiting for the paperwork!
Congratulations, mine is taking much longer than yours!

are you a FTB and self employed?

can you share a link to the other thread please
Sorry, one last question. When did the valuation take place?
Thank you! Hopefully you'll hear back soon.
We're FTBs, neither self-employed but my partner is part-time at the moment.
On the valuation, I'm not sure of exactly when it took place, actually. But the offer documentation we've seen (the intermediary version our broker received) references the valuation and a recommendation made in it - not sure if it's standard/legal speak/something particular which they've spotted/a note that we need to do a full survey. I'm waiting on the paperwork before following up with the surveyor either way.
Given how quickly it turned around, I'm presuming it was either a drive-by or a virtual valuation. Either that or there's low demand for mortgages with Santander around here at the moment so valuations can move faster, perhaps.
Here's the other thread, it's quite short: https://forums.moneysavingexpert.com/discussion/6164348/santander-mortgage-timeline

    Thank you.

My valuation is a key factor in the delay it seems. It was booked 2 weeks ago and is taking place this Thursday or Friday (can’t actually remember)

Just had a missed call and voicemail from HSBC! 😭😭😭 they’re calling me back so fingers crossed, this is it! 😅🤞🏽🤞🏽🤞🏽
  • Updated timeline with Halifax for anyone in a similar position...
    • 6th July - Mortgage Valuation - Got the report today, all seems fine, and valuation matches the accepted offer, which is a relief!
    • 17th June - Mortgage Application made; Soft & Hard Credit checks carried out by Halifax
    • 16th June - DiP with Halifax
It's only been 3 weeks, but it already feels like a lifetime! Mortgage Broker says that the next (and hopefully final) steps will be final underwriting assessment and then hopefully the mortgage offer.

Haha I've been telling my cats that I'm buying them a nice new house with a great big garden and trees etc for them to play in for months now. They must think I'm either deluded or a right liar 😂😂😂
