But it's absolutely enormous (I was wrong, it's 3 storeys) - nobody could possibly think that a house that size contained only 3 beds, kitchen, living room and bathroom! It's not as if they're particlarly large rooms.

I haven't seen the ad, but I was thinking along these lines.

Surely when you book a villa you look at the photos and try to figure out the layout of the place? I do any way.

If it was indeed 3 stories, as you say it would be blindingly obvious that the rooms pictured were not enough for the building and it was a split property. Alarm bells should have rung.

Perhaps OP thought he'd got a real bargain of a huge villa at a knock down price and was a little to eager so secure it to look at it in depth.

I can't believe you are arguing about how someone should have been able to deduce something in such detail.

You book a villa, you expect the place to yourself.

If the owner is going to be in the property, albeit still allowing privacy, it should be explicit and clear. It could be advertised as a positive like "owners are in a self contained area of the property but are there to assist if needed etc."

If I got there and had paid for flights etc, I can see why the OP did not want to spoil their holiday further by creating a potential issue and potentially being asked to leave if they were not happy. For all we know, the owners could have come out with the same arguments as some have on here?

I would have got my deposit back and I would have explained that whilst I made the most of my holiday and the facilities were nice, it was not what I was expecting that I had paid for. I would explain why I did not raise it earlier and that ultimately raising it earlier would probably not have changed the situation (if they could have stayed elsewhere, then why don't they?)

It would have been at this point, I would have said that feedback would be left to the effect which made it clear that the owner was in the part of the building and that full exclusive use of the full villa was not included in the price etc.

Even if I was offered a refund in part for this, I would still leave this information for others but also comment what the owner did to try and resolve the situation.

People should be fair and clear in their advertising -end of. It is a material fact that in large most villas you will rent will offer full exclusive use of the whole property. Where this is not the case, it should be clear.

I wish I could see the advert:(
The common law of business balance prohibits paying a little and getting a lot. If you deal with the lowest bidder, it is well to add something for the risk you run, and if you do that you will have enough to pay for something better.

If the advert or tripadvisor review said either or both of these two things below would you still expect the above in bold.

Superbly furnished and set all on one level this accommodation within a villa is of the highest quality.

The English speaking owners are available on site should you need any assistance during your stay

I think that would be clear if that appeared in the advert, though I would hope it would be fairly prominent and not tucked away - I couldn't see anything like that in the one that I saw.
Does remembering a time that a certain degree of personal responsibility was more or less standard means that I am officially old?

Would have been nice if OP had posted a link and update upon their return to the UK!

I once booked an apartment via Ebay for a last minute holiday. When we turned up it wasn't an apartment but a sort of mini bungalow! Also the airport transport in a luxury people carrier was in a tatty Renault car (people carrier in for repair for the whole week!!!)

Wasn't what we expected but we enjoyed plus it was cheap for August!

On the other hand, if you see a large villa with pool advertised at the same price as standard apartments in the same area alarm bells should ring and questions should be asked.

I wasn't prescribing the advert, I was purely stating that it should be clear that the owners are on site. Your wording would be a way of doing that.

Im not saying the op was right or wrong as we have not seen the advert, however if he above is in the wording of the advert, I would be less sympathetic to the OP.
