Not read pages 3&4 but its not suddenly become a flat/apartment. access need to be sorted and unless the owners tramped through the flat its always never the whole villa .

Hello, I haven't posted earlier as I wanted to get my security deposit back first before naming the err villa however I see that it has already been posted anyway. My deposit went into my bank today. The propert is the one above owners direct s7242. I didn't get a chance to speak to the owner as they were out when we left. I didn't say anything when we arrived as we had no option but to stay and I didn't want to make it unpleasant. I did look for the property on holiday letting but didn't see it on there at the time we booked which was a year ago so it possibly was listed there later. I was probably naive in that I thought it would be as described. It does say 3 bedrooms with two leading to the pool but the villa we had last year was like that with a bathroom and bedroom and terrace upstairs so this would not have made me think it was on one floor. There is no third floor, it was a two storey villa, the bit on top isn't actually a third floor. The price was actually higher than other villas in the area for the weeks we were there, I paid extra because it looked more spacious. I can't leave a review on the site, it appears there is no option to do that. The reviews that are on there have been input by the owners.

i just did a search for the key phrases. maybe we've been very lucky but we have always had fantastic places to stay with owners direct

I don't see how "The pool is 6x4m and is completely private" can be if the owner is sat out on the balcony directly above watching you and your wobbly bits doing your Tom Daly impression.. I would be highly upset.

"Private" refers to having sole use of the pool, not whether it's overlooked or not.

You really don't need to look at other sites to realise that the house shown must contain more than 3 beds, living room and kitchen - sometimes you just have to use a bit of common sense.

I don't think that I lack common sense dunroamin. The villa we had last year looked very similar to this one and we had the whole thing

I think there are enough sensible people here who also think the listing on Owners Direct is not clear that it's unreasonable to suggest that a lack of common sense is in play in this case.

In quite a lot of posts in these parts I would completely agree, probably the majority of them in fact are down to people not reading something properly...in this case, I am firmly with the OP...the fact that the owner does reference the that it is one floor only and they are on site in other listings elsewhere makes it seem even odder that in this case - at Owners Direct - they don't...they must think it's relevant to include it anywhere, why not here? Strange.
Does remembering a time that a certain degree of personal responsibility was more or less standard means that I am officially old?

There is no way a building of that size could just comprise 3 beds, kitchen and living room or be rented out for less than £800 in high season.

However, I hope you enjoyed your holiday.

Rubbish.. I have stayed in many 'oversized' villas, always with and expecting sole occupancy. Often the upstairs or the basement has been locked off as the owner keeps their stuff up there so they can use it for their weeks with greater comfort.

And private use of pool doesn't just mean sole use, it means private! - so in privacy, obviously no one else around.

It wasnt high season, we went the fortnight before the schools broke up..and the price it states isnt the price you pay either, they add an additional £100 if you are using all the bedrooms..so for peak season it would come to 900.Other similar properties in the area are less than this. Thank you for your helpful comments dunroamin but I didnt really want an opinion on my character I only asked for some advice on how to proceed. I expect a property to be honestly described and I dont believe that this was. I now understand that it will have to be via small claims court which I have never done before and not sure it would be a worthwhile thing to do.
