People that have been walking passed the house for years( public footpath right infront of the house) have all said they didn't realise what a little gem was underneath that render, BUT the thing is, they haven't seen the state of the inside:eek::eek::eek::eek:

Yes barns do get filled with stuff, and if people know you have one, it's harder to turn down 'offerings.'
Some things we've hoarded have come in useful....
....which just leaves the rest! :rotfl:
The open barn we're roofing next will be a bit less open when finished, but it is going to be for storing wood generated on-site to dry for a year or two. ATM we have a large hoard in the next door barn, and as that's full, the rest is outside in a big heap. It won't be getting any drier out there, especially from now onwards.
Our bought-in logs will go into the big barn now.0 -
The Planning guy will visit in September but so far the only option appears to be to rip everything out back to what we had when we started, sell as a residential house & let any buyer (who'd get a good deal wouldn't they?) reinstate all the cottages as they wouldn't need to get planning to do it as the planning already exists.
Bang goes the decades of hard work & 100s of 1000s of pounds.
Lesson of the day - Anyone thinking of letting any part of their property forget it.0 -

This really could impact a lot for us longer term I think. With the coach house and dairy plans. If there is no kitchen there does it resolve the issue? What makes it 'habitable'0 -

i too apologise for not posting much, what with hoss's and chook deliveries im pooped....
i had 4 eggs today from the 12 chooks. not bad for 6 hours in new home...:rotfl::rotfl:
i did think i was getting 6 but friend thought she'd get me a few more !! they are in the goose/duck house for now and goose/ducks are in my sectioned off tool shed..:o will sort out thier new abode friday. i am filling in the sides/roof with wood of a 8x6 greenhouse frame and felting roof....thus creating a des resim cutting port holes in each panel and wiring them so they have light/ventilation.
when i get new / replacement generator it will go in the tool shed as the fuel tank is behind it. my greenhouse that chooks are in now [panes of glass replaced with wire] will possibly be a GREENHOUSE next year again :j:j
the new hoss's have settled in great, friend is starting to get braver as well.;) she loves them all [where they are kept] but has never been confident in with them. so i took her in and we walked the field with 7 minis and ruby following us.
ruby is so calm now :T:T she lets me touch her everywhere AND my friend which i needed her to do as she was all for ME and nobody else.
ive told my friend i will have her riding the new cob before autumn
she is looking for a good gardener handyman ...full time .£30k.
her present chap is a twit [oooo miss spelt that..;) ] lazy and thick.:rotfl:
keeps threatening rain but so far not a drophad to water garden AGAIN today...

Firstly, & obviously, things depend on what your planning allows. If it's full residential then you wouldn't have the mixed use problem. Although a lender may still decide that the 'annexe' might be let & so not give a residential mortgage - which amounts to the same problem as the mixed use has.
As far as 'habitable' (which is to do with CT or Business Rates & not Planning. If you are not going to let & pay BR you automatically become liable for CT) 'habitable' is anything which allows someone to live there. So, in our case we had to strip out all the kitchens (including the cooker points) plus the loos. The thinking seems to be if they can't cook or pee you'll be OK.
Of course, if one wants to pay multiple Business Rates or multiple CT until you die then that would be fine. We objected to being told our CT bill would be over £7000pa from 2003. It's still considerably over half that by the time you take into account the house & the 2nd home (which is what the cottage is classed as) which can't run separately from the house, can't be lived in for more than 2 weeks at a time & can't be sold separately, either. Defies belief really. Particularly as the Rates were £97pa when we moved in.0
