First Time Seller - advice needed

I think it looks presentably although a bit "unlived" in, ie no towels, general bits and bobs missing but for someone like me, I can see past those things and see a house for what it could be. I would view it if I was looking for this style of property
What about a couple of plants out the front or a hanging basket just to soften the kerbside appeal?
The newer photos should demonstrate this on the outside to an extent as there has been a bit of upkeep work done in the gardens.
Unfortunately the property is unlived in at the moment through no fault of the property. It's just that we live elsewhere. Do you think, other than the unlived in appearance, this is a negative factor when it comes to selling?0 -
RM with a floorplan!

I don't think the semi-emptyness a problem really. It's obvious enough from the completely empty rooms that it's unoccupied. Yep, it's great when someone gets exactly the right balance between full-o-chintz and china cats, and tidied-up-empty-soulless, but it's rare. Probably as likely to indicate a determined vendor as anything (which can be a downer for you on selling price).
If you can make sure it is clean and tidy for viewings - and the air is fresh... often a problem with an empty house - I wouldn't worry about it. The empty rooms look fine, carpets look unmarked in photos, and there's a sofa in the lr to show the scale...0 -
Hi, we are looking to buy in the Carmarthenshire area and have viewed a few houses through Dawsons and found them to be very nice and helpful from a buyers prospective,
I mainly use Zoopla mainly because it gives the info I want to know, but I would not be interested in a house if I didn't know the room sizes ,did I miss them on yours or are they not there ?
also I think the price is a bit on the high side considering other property in and around the area,
whatever is in the rooms are of no interest to me whatsoever, but cleanliness is a must,
HTH
if you are considering changing EA , West Wales seem ok , again from a buyers side of things ,meaning polite and helpful, also they put a room plan up on their properties0 -
sorry forgot to say, your house looks lovely and is more or less what we are looking for
unfortunately not in the right area

The only reason I check Zoopla is if I've already seen a house on RM and want to check how long it has been on the market, because RM doesn't tell you that.

Witchy1066, the dimensions are not there at all neither is a floor plan. That'll be why you missed them. I agree that the staff are quite polite and nice when you speak with them.
Thanks, for the feedback and your comment regarding the house. It's nice to know that its not too bad, especially when you're tapping your fingers waiting for viewings. I was thinking the price is about average for the house type in the local area but may seem high when compared to further west? Maybe.
Dafty, thank again. I hope other potential buyers are as level headed when it comes to viewing time. I'll worry about the selling price when I get an offer I guess, haha.0 -
I think prices nearer the coast tend to be a bit more expensive,
so you might be wrong on that one, but at the end of the day its all down to what one is willing to pay,
not saying your house isn't worth your asking price only commenting on the houses we have looked at in comparison, in the Carmarthenshire area
we would definitely book a viewing if you were nearer to where we want to be , the size of the garden alone would sell it to me and once you get the room dimensions sorted on Zoopla I am sure you will have loads of viewings
its early days yet for you,0 -
So So Sorry Dai Bach, I think I am going senile, for some reason I read your property to be in Pontardawe, not Y Bont
oh I feel such a fool, your house is in a fabulous place , we might have a ride past tomorrow , my OH was a fireman in Pontarddulais and he loved the village atmosphere,
please except my apology , xxxx0
