First Time Seller - advice needed

Did they tell you why they dont use RM? Just seems so strange to me.0

I'd echo the need for Rightmove.
At first glance it appears an OK buy but would query pricing given that what appears to be your neighbour sold in 2010 for 80.5k and just opposite at no 20 sold for 59k in 2011. Are they comparable properties? What's been happening to prices in your area since then?
No 20. Is currently up for 92,950 (2 bedroom)0 -
I would get rid of this EA prior to appointing a new one as it may affect the fee you pay if you have multiple agents.
- Rightmove is always my first (only) point of call
- You must have a floorplan
- Room size is basic, basic information - a must have
- Make sure you approve thep hotos before they publish them (no blurry, dark or 'narrow' pics, or pics of random objects that aren't going to sell the property)
- Get a few quotes and try to knock the EA down - "If you can beat the opposition I'll sign with you"

I only look outside of RM if I'm absolutely desperate and nothing is coming on to the market. Can't say I've ever really found anything I've missed though. I'd say you need RM to sell in this day and age.
As you are now aware, the photos are pretty bad. Not even the whole room showing on some, just corners. You need a whole room shot, and they need to sort out the blurring, etc! I could probably do a better job just with the camera on my phone.
Anyway, good luck - hopefully they won't charge you to leave! They must be making their money somewhere, cos I can't imagine they're selling too many by not using RM.

DRP, thanks. Seems a sensible list of points to me. Floor plan! I just noticed that too...or lack of that.
Jo, many thanks for your feedback also. I get the message loud and clear. We'll see about the charges! They must rely on a lot of traffic going though their own website...where incidently the description of the property is no better.
So...so far in this 'mini-survey' 100% respondents agree that RM is essential for increasing property exposure to the market.0 -
hi, my adcice go ditch the EA & go with housenetwork online estate agents, thats who i used sold my house within 4 weeks also they only charge £599 full stop nothing else saves thousands, pm me & ill give you the details. x0

Another vote here for Rightmove as a must-have. Rightmove is the only place I look.0

Thanks Moment and Manchee.
Well I have just emailed the EA with a list of queries and questions regarding photos, brochure omissions and rightmove. I will give them an opportunity to respond prior to taking any further action. But agreed, RM is the way forward in this day and age.
May I also ask, poor photos and lack of info aside, the property looks reasonable?0 -

I think it looks presentably although a bit "unlived" in, ie no towels, general bits and bobs missing but for someone like me, I can see past those things and see a house for what it could be. I would view it if I was looking for this style of property
What about a couple of plants out the front or a hanging basket just to soften the kerbside appeal?0
