    Come ladies, ladettes & gentlemen peace plz I don't mind other people's point of view & iv said before I appreciate everyone's comments bit I don't think my house is worth 80k atall one down the road exactly same as mine smaller garden sold for 112

    Not being funny, but if you didn't want differing opinions and views, then why did you bother posting the thread, asking why people think your house is not selling? I (and many others) think it isn't selling because it's over-priced.

    If you wanted people to just agree with what *you* think, then you should have made that clear in your first post.

    If it makes you feel any better - sure it won't though, LOL - we spent over £40k renovating our last house that had been stuck in a 1980s time warp and when we sold in 2011 the sale price we achieved was £30k less than the price we'd bought it for in 2007 :(

    We anticipated that this would happen as we'd unwittingly bought a beautiful (but neglected) house in a less-than-desirable area, had resigned ourselves to it - fortunately we were very lucky and could afford to take the financial hit - and we priced realistically knowing we'd need to do so to achieve the quick sale we wanted (our parents were ill and we needed to relocate closer to them), which we did getting a proceedable offer within a fortnight :D

    The moral of the story - sometimes you need to move on........and if taking a financial hit (however painful and ours was mighty painful :() is what allows you to do that, then sometimes you have to *bite the bullet* and do it. You may well able to shave a similar percentage off your onward purchase........

    I think telling them to ignore what people have said is rude.

    I think it's well overpriced. It's a small 2 bed terraced, and no way is it worth £100K. I wouldn't pay more than £80K, and the OP probably should have accepted £95K. They may have to accept less than that now. People saying they should have accepted the £95K are saying this, to suggest next time they get an offer close to this, they should accept it.

    The OP asked why is the house not selling. "you should have accepted 95k" isn't a constructive response to the question asked.

    I'm sorry you my comment as being rude. At least I offered something constructive as the OP requested.


    Hindsight is a wonderful thing. If you would accept 95k then trying to find out if the offer is still on the table is the right move. If not then try and make the house look a little loved.

    Exactly my point - there appears to be no record of it having been sold anywhere which is why I asking you to clarify if it was your house.
