Don't be offended, pictures always look worse than the reality! Is it possible to box up what is left and stack the boxes neatly in the conservatory? Having nothing at all on show would be better than the odd bit here and there. And you will be ready to move quickly when the time comes
don't throw your sofa, maybe put one in the back room?

Lol I'm laughing now. I can imagine your frustration and just lobbing the whole lot out! Maybe sell the stuff you were going to chuck out and put it towards the 95k offers to lessen the blow?0

I would move smaller sofa into conservatory and put tv above radiator. If bedrooms not being used then show them empty. I like kitchen and bathroom though. The bedroom with tv in window needs a good tidy .Have a Bsc Hons open degree from the Open University 2015 :j:D:eek::T0

I think that's the thing, the house doesn't really look as if it's easy to live in.
Is there any chance of moving in with Mum just so you can sell it empty?
Or could you go back to the person who offered £95k?
I actually think your house is rather lovely but because of your attempts to make rooms look bigger/declutter then it has ended up a bit of a mish mash.
I totally agree that your house would sell better empty. That would give your buyers a chance to see how they could use the space.
If you had just a couple buying it then this would be a lovely home with a few tweaks. Also seems a nice area.
If you have the money then I would get a new bath panel and possibly patch up the walls (the latter not a big deal).
If your Mum can put you up I would definitely go for it.
Have the agent take some new pictures when it's empty and put the price at £100,000.

Hiya, they also look like they've been taken with a wide angle lense, whih is fine in square rooms, but personally i don't like them, they give false impressions.
Ideally your pictures intice people in to see even more when they arrive, its a careful balance.
As others have said try to declutter and in funny shaped rooms, ask the agent to take a standard photo - for some reason they love that wide angle bs.0 -
