I'd be careful about using Zoopla as any kind of benchmark.
The house next door to us is smaller than ours, doesn't have a driveway(unlike ours) and yet, because it sold for an extortionate price at the top of the market in 2004, it's currently valued higher than ours by Zoopla.
They take a snapshot based on available information, nothing more.0 -

If its marketed at offers over £100k I'd think 95 is a reasonable offer.
I don't want to sound rude but here are my thoughts:
The sofas make your lounge look tiny and its a funny shape. What it the void/cupboard area?
The beds not being on bases also makes the rooms look very small, and it doesn't look like a family house, it looks like a student house.
It looks like it needs some TLC, some repairs doing to fixtures and fittings, painting and decorating, garden clearing and re landscaped or a basic overhaul. In my honest opinion 95k seems a good offer.
How much are you hoping for?0 -

I agree and also the photos don't help for example photo 12 shows a marked wall and doesn't add anything. I'm going to sound horrible now but I'd consider a big tidy and then new pictures.0 -
I agree, the bedroom photos make the rooms look tiny. My first thought was that you'd never get any furniture in other than the bed, so where would I put my clothes.All shall be well, and all shall be well, and all manner of things shall be well.

I was hoping for about 103ish but thankyou for your advice, I've got furniture as I've chucked everything out & put all my stuff in black bags, I'm ready to move just need a buyer thanks again for your advice next time ill accept 95 & not drive myself insane for the sake of 5k0
