    They may drop even further now. When my neighbour was selling for £130K last year, someone offered her £115K, and she said no, and after 3-4 months longer, she still had no offers. So she went back to the person (it was a neighbour who was a landlord who owned 20-odd properties,) and said she would accept the offer, and they said, they would only offer £107K now. Sometimes, it's best to chance your hand, and take the offer. Hope you sell soon. x

    Paranoia can be a real headache sometimes.

    You make 80% offer, it gets rejected. Months later, vendor acquiesces and accepts. Buyer panics ... (Is my offer too high??). Now buyer offers 70%.

    It's still fresh I suppose only been with house network for about 3 weeks so we see how it goes. Update trampoline now gone just been dismantled hopefully the metal will collect it in the morning, kids are gutted but oh well they'll live I promised them an even bigger one when we move, smaller sofa is also in the conservatory now, glad I posted on here all ur advice is much appreciated words cannot say I am more than great full x

    I like the idea of moving some of your plant pots round the back now. Trim the lawn. It will feel fresh and look nice while you are still there. :) I really hope you get an offer soon xx

    Your house seems similar to ours, also in Birmingham.

    Ours is up for oiro £105000 and we turned down £99000. Try and ignore the "you should have accepted 95k" comments. You had your reasons and it's not really the constructive criticism you welcomed.

    Is there anyway you can fit the fridge freezer in the kitchen? IMO it may put people off as you don't want to be going to another room to grab milk to put in your tea. But if you can't, you can't.

    I don't want to accept 80/85 because it cost me 74, paid about 10k interest in 5 years & spent 11k on garden, conserv, bathrm so cost me 96 I'm not greedy I don't want to profit but don't want to loose out either being a single parent I need a big deposit as possible for my new house mind you thanks to mortgage free wanna b only got 18k left on the mortgage :)
