    It's things like a damaged Worksop in the kitchen, what looks like a hole in the bath panel, no beds just mattress on the floor, marked walls, the conservatory looks like its being used as a shed. I don't want to sound awful but it just doesn't scream family home. I'd want to knock the cupboard in the lounge out to make it square and re furb the whole house.

    It's awful when you feel fed up and it's hard to get yourself motivated. The likelihood is you will get knocked down at survey anyway. Perhaps you could sound really positive to any offers of 95k by accepting even tough you wanted over 103k, and make it clear this is the final price and you won't be knocked down at survey unless its something drastic like the house is falling down (which is highly unlikely!)

    A big clean, lol this is clean these houses are so small that everything is cluttered, it's true you can't fit wardrobes in the rooms they are so small so I decluttered to make it look big, & no beds because they made the rooms look even smaller so I chucked em not very money saving but I'm so desperate to get out of Birmingham x

    Are you living alone? Or do you have somewhere to go? Because it would be better totally empty. It will look bigger!

    Get your selling head on and think of all the ways the rooms could be used, like if a high sleeper was used in a kids room, and fitted bedroom in the master.

    Sell the idea of making the lounge square by opening it up.

    With a bit of motivation, a buyer might just see the potential and you might get a bit more than 95.

    I appreciate your advice I live with my children the smaller room did have a bunk bed were the mattress is now but I chucked it as it was in front of the window & blocked all the light now I'm thinking do I chuck the sofas too lol the weird is I've had over 10 viewings in the past few weeks x

    I think that's the thing, the house doesn't really look as if it's easy to live in.

    Is there any chance of moving in with Mum just so you can sell it empty?

    Or could you go back to the person who offered £95k?

    That puts me off. The Sofas are too close to each other and don't face the TV.

    Also the back garden is a turn off. It should look well manicured and tidy. Why have a trampoline the width of the garden? A smaller one would make the garden look bigger.
