Well , the EA rang me , said the vendors had indicated to him they would sell at 180k and was we still interested
I told him we would think about it and let him know
Yay... hold tight, and you'll get it for close to £175k ... probably.
I'd make a couple more appointments for other houses (with any agent) and let the vendor's agent you still think £180k is too pricey for you, and that you are off to look at (a) and (b). If they'd care to get back to you with a lower price offer....
Don't currently make any counter-offer, or hint at a price in any way ... Say you'll look at your (a) and (b) first. Do choose an (a) and (b) that are priced such that a £170k - £175k offer would be appropriate... It's worth working for £5k; think how long it'd take to earn it.... think of the two week luxury holiday you could take...
...oh... and just hope wannahouse isn't reading this thread any more, or "the vendor" will know all your tictacs!0 -
lol what a numpty i am , yep , no counter offer , i am annoyed enough with the EA as it is , yesterday on my door mat , was a letter from them , was it the offer in writing we had accepted last week?! No , it was a letter from yesterday saying your offer at so and so has been rejected , please contact us to increase it!!!

Yep, I'd say "look, we laid all our cards on the table already, we're not playing games, we made our best offer already, they can take it or leave it"....but your version may be more tactful0 -
lol , almost rickee , i told him we were leaving 175k on the table and viewing a couple of properties tomorrow , he came back and said he could get it to 177.5k , would that do the deal , i said its a consideration but we would still do our viewings tomorrow anyway and i would come back to him...He has since just emailed me back to say that he is `worried` if the vendors house they like sells , they wont be talking this price , it would go back up to 18 something........which would surley leave them back at square one considering its been on the market for 6 months!!Never, under any circumstances, take a sleeping pill and a laxative on the same night.0

I sometimes wonder why the estate agents bother with this...If they'd just talked their client into taking 175, fine, they'd have missed out on £50 or £100, but it would have been a done deal a couple of weeks back and they could be focussing on selling the next place.0

so , assuming the viewings tomorrow DONT go as planned , go back and say 175k last offer..?
