Well guys , i have booked a viewing with a new house on the market with the same EA , for tomorrow , keep them on their toes! (and the house we are viewing ticks a lot of boxes as well so isnt a tactic!)

One thing I have learned over the years is that sometimes by missing out on something you thought was great a much better opportunity presents itself...this truly has happened for us on several occasions....I really hope you find the house you love for the right price you never know tomorrow could be the day

I'd think it would be easy to put your wife off that house by pointing out how awful the kitchen is. It's far too narrow and would drive her nuts in the first week.

Absolutely. Just point out her bottom is too big for the kitchen, and she'll agree it's not the house for the two of you....:D
  • Hope the viewing goes well today! I have to say this thread has kept me very interested - I want to know what happens.

I also say don't cave! IIF you feel you have to for your wife offer £176k - this might swing it simply as it is slightl more then what they paid :) But I hope the viewing goes well with the other house and you can offer and have a done deal on that one!!

Well guys , just had a call from the EA , said the vendors will settle on 177k , and would be the last link themselves on a very small complete chain there end , should we say yes

I told him we need to discuss this but also , as we wont be in this position for may years to come , we insist on seeing the house new to the market already booked at 1pm , then we`ll make a decision...starting to get a bit nervous now

What is wrong with them!! Can't understand why they won't drop the last 2k, especially after how awkward they've been. They're getting buyers in a great position, who are obviously committed to the purchase and have everything organised.

    Beyond me, it really is.

Also , i think it`s a mental thing , the guy there wants to show an increase on his purchase price , as much for his self esteem than anything , and my problem is , i dont think he should get that as he`s let the place go , presumably due to deciding quickly after moving in , to move back out again , but then if you want something enough and plan a long term stay , the numbers are quite small

This is the game of buying and selling houses, you have to hold your nerve longer. We have always found that if it is to be it will be. When we last moved we lost a house at the last hurdle ( we were gazumped) but we simply walked away....and up the road to a house that was so much better that we would have kicked ourselves if we had seen it after we had bought the first one.

Go with your gut feel....tbh that kitchen would be a real worry for me, and probably for other buyers if you ever sell (don't go with the big bottom routine to put your wife off though!!)

someone mentioned above , about knocking through the kitchen wall and creating a large dining kitchen area ,. this is something we would get done , ASAP , but obviously it`s subject to the wall not being a suppoorting wall and finance etc...

Which would cost a fair bit with the conservatory improvemts too so presumably that budget could be added on to look at purchasing a property that doesn't need work. What would concern me is if the location can take the improvements or with the work costs included will you be going above the ceiling price for the road? Especially given it backs onto the train line. Is there a precedent for similar works being done to other properties in the road and what price did they achieve?
