    The very fact the agent is now chasing you up shows that you are in some control of the situation, and they may (may) drop the remaining distance to 175. MAY... only may!

    Now, your wifey said "but if we lost it for 2.5k i think she would not be a happy bunny".... so, talk it over with her, and consider calling agent tomorrow, suggesting you meet half way; they said 177.5, you say 175, so how about £176250. Repeat, you'll meet them half way, but you'll go ahead and do your viewings, in case your offer isn't accepted as is.

    That isn't half way ... you'll be paying only £1,250 more. Actually, given the slight resurgence in the market in the last few months, that'[s probably fair for the property. However, the "half way" bit may help the agent persuade the owner, and it may be enough to salve the owner's pride.

    I think you have a good chance of getting this one for 175k (or maybe 176k). If the house they like sells, if they really want to move they will have to find a new one at some point so it makes no difference.

    It sounds like they would like their house sold so they can put in offers on other houses, so putting the price back up to 180k+ isn't going to help them sell it.

    I wanted to negotiate harder for the place we are buying but my wife really wanted it. In the end saving £2.5k was not worth it to be in the doghouse for months on end if we lost the house. :D

    Another thing to consider , for me , i can view a million houses more , i really can because since my offer of 175k was rejected i have had a new fire in my belly to not be so het up again and take rejection so personally BUT i know my wife , allw eek she has been talking about the house and how to win it for the right price (178 is our limit really)

    Is it in my interests to word like dafty says , TODAY , and say get it accepted tonight and we`ll cancel our viewings tomorrow , if not accepted , we`ll caerry on as booked...?

    I'm so pleased for you that you seem to be in a much stronger position now Dan-Dan. Considering actually that the vendor's wife was keen on the original £175,000 offer I can't quite believe that THEY are the ones quibbling over a couple of grand!

    I hedged my bets that they'd be crawling back in a couple of weeks, but a couple of days really is impressive ;-)

    I know I'll come across as a bar steward but, since they've racked the price up since earlier on in the story, why cancel other viewings? Why be so good? Make use of that "fire in your belly", even if you just pop along alone, taking her if you find the perfect place. You wouldn't believe how many house details i have when I'm on the buying rampage, nor how many viewings I do. No, I mean you really wouldn't :D

    As to today/tomorrow, well, that kind of detail is really up to you. Look at your wife's Bambi eyes, feel the white heat of wanting to get the house for £173,500, balance that against the love of your life sobbing on the pillow, your pride at getting a really better house in a few weeks... That's the kind of detail only you can decide. (but I'd call tomorrow, not tonight....) ;)

    I'd be even putting it to the EA that your offer is only valid for another day or two. That's your limit - you're not moving on it. If the vendor doesn't want it then they can go elsewhere.

    Well guys , i have booked a viewing with a new house on the market with the same EA , for tomorrow , keep them on their toes! (and the house we are viewing ticks a lot of boxes as well so isnt a tactic!)

    I'd think it would be easy to put your wife off that house by pointing out how awful the kitchen is. It's far too narrow and would drive her nuts in the first week.
