Is a viewing no-show a timewaster or should I rearrange?

Can any experienced house sellers please advise me? Of 3 viewings booked yesterday, 2 turned up as planned but the one who had specifically requested a 10am viewing didn't show or contact the EA to cancel. I'm really annoyed at the rudeness, especially as it inconvenienced my tenants who kindly agreed to get up early on a Saturday to accommodate their request.

Is a rude no-show a waste of time or do I have to bite the bullet and rearrange just in case they are 'the one'? I'm inclined to think some who is so discourteous probably would be a nightmare to do business with anyway. Any thoughts on this please?

    dont turn anyone away , as you say , they could be the one......plus there could be a million reasons for the no show , dont judge (tho it is very annoying!)
    Never, under any circumstances, take a sleeping pill and a laxative on the same night.

    I would wait till they ask to rearrange...they might not anyway. If they do then make sure ea judges if they genuine or not

    If they are genuinely interested that will contact the EA. there is no point chasing them if they aren't bothered.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    This. Unless they come up with a good reason. I had it from a vendor, and from the groan the estate agent gave, it wasn't a one off.

    Unless and until they ask to re-arrange, they are not a prospective buyer and you can forget about them. It happens all the time, so you (and your tenants) probably should get used to it.

    EDIT - I once travelled 50 miles to view a house, waited outside for 15 minutes, then phoned the EA, who phoned the seller to find out where they were. The response? Something came up and they can't make it, but can do tomorrow. Needless to say I didn't go back.

  • Thanks everyone. I read somewhere that 30% of viewers don't turn up, so I know it goes on, I just think people are really inconsiderate. I wouldn't mind so much if I was living there, but when it annoys my tenants, it makes me more stressed. They haven't asked to rearrange, I just wanted to have some advice in case they do.

    I was thinking probably best to only let a no-show rearrange if you slot them in close to another viewing so that hopefully at least 1 will turn up. On that note, is it rude to a buyer to double book them or overlap them?

    Well that's even more unacceptable, and I'm not surprised you didn't go back! I know both buyers and sellers can be at fault; in an ideal world we'd all be a bit more considerate I suppose...

    Absolutely phill99. I wasn't going to chase them or worry about them (although as it was my first viewer, I was briefly paranoid that my place must look so repulsive from the outside that it was scaring people away!! :rotfl:It's not though, so I calmed down!
    I just wanted to know how tolerant I should be IF they come back to the EA.

    I would inform the estate agent agent so that next time they try to book an appointment (with you, or someone else) they'll at least have the embarrassment of explaining themselves.
