Is a viewing no-show a timewaster or should I rearrange?

    I would give them another chance but not go out of my way to accommodate them

    Personally, from experience of "let down merchants" (as I call them) in other areas of life - I would give them 24 hours from time of due viewing to contact me full of explanations and apologies because of some genuine emergency thing that had come up.

    If they hadn't done so by then I would take it that there hadn't been a genuine unexpected emergency situation and they were just plain rude/unreliable and forget about them.

    In this day and age of mobile phones and answering services there is absolutely no excuse for "standing someone up" in any context whatsoever - other than a genuine unexpected emergency and that within 24 hour explanation/apology.

    They would only basically get a second chance if they had phoned the EA in advance to reschedule the viewing and the EA had been too inefficient to let me know.

    I've never had a viewer do a "no show" on me so far - one rang the EA a few hours before they were due to cancel and the EA promptly rang and told me this. Their reason had been they had had a look round the back and realised from outside that the place wouldn't do for them (but at least they had had the courtesy to phone and cancel).

    "Forget them" I would not trust them, imagine what you might expect later on if they can't even be bothered to contact your EA. :mad:

    Thanks MoneyMate. That's what I was thinking - someone so inconsiderate could end up being a complete pain in the bum to go through the whole conveyancing process with. IF they do want to rearrange, they'll have to fit in with the tenants' schedule, but I kind of hope they won't even ask anyway.

    A bottle of wine for your tenants may not go far amiss either, especially as they made an effort to be available.
    It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

    Thanks Better Days; I agree that consideration should extend to everyone. I am very considerate to my tenants, I have already reduced their rent in return for them allowing viewings; they have been very decent in offering to conduct viewings for me as it's quite a distance from me; and I have offered them a 'bonus' rent reduction on their final rent if I have accepted an offer before they leave. I think a bit of consideration and a few 'sweeteners' always helps to keep everyone happy. :)

    AskEA if intend to re arrange, request a deposit so they lose out if no show again!
    Long time away from MSE, been dealing real life stuff..

  • I had a number of no-shows when I was selling my house. One rang the next day blaming the weather (it was when we had all the snow - although why they couldn't have rung to cancel heaven only knows when my estate agent was open at the time of the viewing) and re-arranged. He then failed to turn up for second viewing arranged. When he rang EA again, I politely turned down his request to view. EA said they thought he was a time waster and would not be arranging any more viewings with him on any property on their books.

    I was a no show at a viewing of a house out of town a few weeks ago as I couldn't find the house.

    The estate agent wasn't answering their phone and there was no-one around to ask so I had no way of getting directions.

    30-50% of prospective tenants fail to keep appointments when you try to let a property.

    Similar ratio, surprisingly, with contractors when you try to get quotes for work/repairs on a property.

    It's nothing to do with 'buyers'. It's 'people'.

    If they apologise, give a plausible excuse, and ask to re-arrange, then go ahead.

    If not, ignore them & move on.
