Is a viewing no-show a timewaster or should I rearrange?

UPDATE: So I rebooked the no-show from last week for today. No other viewings booked but tenants agreed to stay in. 5 minutes before the appt, the EA called to say the viewer had just called them to cancel, because they had apparently put in an offer elsewhere this morning. Really? They were so sure that they decided not to even view the other places they were due to see? And this all happened 5 mins before the due appt? Hmmm, I suspect a total timewaster after all. You live and learn...0

My experiences as a viewer
1) Turned up at house at allotted time for evening viewing. Door answered by 'adult' male offspring. "I've come to view the house", "Me mum didn't tell me", "But I arranged to view the house, look there's a sign saying it's for sale so I must be at the right place", "Me mum didn't tell me, I'm not letting you in, go away". No apology when I told the EA next day.
2) Arrived at refurbished property to be shown around by developer. Waited 20 minutes. No show. Phoned agency to tell them and that if he didn't show in the next 10 minutes I would have to move onto next viewing. Didn't get a call back with any sort of explaination or apology

My LL is trying to find a new tennant for my property and both the viewers failed to turn up. I want to help my LL but it's a pain staying in when I'm trying to organise my own move. I can't believe none of the people let my LL know as it's so rude.0 -

Just a thought but we went with our EA because they did all the viewings themselves and I believed that they would weed out the time wasters more thoroughly because it would be their time that was being wasted, not ours (or your tenants in your case). Could you ask the EA to do the viewings?

It hadn't occurred to me - as I wanted the EA to do all my viewings anyway - but it may explain why there haven't been any "no shows" at all amongst my viewers (ie because its my EA that has been the one that would have the let-down basically).
Maybe some people do tell themselves that its okay to do a let-down on a vendor viewing by telling themselves "Oh well...the vendor would have been in anyway" - even though said vendor has possibly stayed in deliberately for their sake and would have been out socialising/shopping otherwise.0 -
Update on my earlier post re unreliable type people being less likely to let down an estate agent than a vendor....got that one wrong then didn't I?
Three viewing appointments booked today and two of them turned out to be no-shows (even though it was EA viewings as usual) - so these unreliable people are obviously equally prepared to let anyone done and not just vendors themselves.
I'm not unduly hassled about these two "unreliables" - as I had decided neither of them were likely buyers anyway. The first one is probably a 2nd-time buyer and I don't think 2nd time buyers will go for my house (with it being an FTB one and needing some work). The other "unreliable" is an investor and they had already postponed their viewing by several days - and I had accordingly decided they might make an offer but it would probably be too low for me to accept.
Anyways - I've had a report-back from another house up for sale locally that has now sold (after quite a long time for us - ie 6 months). That house had had two stupid offers and one asking price offer (but subject to skedaddling out of the house unreasonably quickly - one of those "How dare a vendor still actually be living in their own home - rather than having cleared off into rented to suit me" types). Those offers had all been turned down and this vendor has just accepted an asking price offer with no strings....yay:T0
