Is a viewing no-show a timewaster or should I rearrange?

We've had no-shows when selling previous houses - probably one each time we've sold and 99% of these were never heard from again........
BUT, when we were selling our last-but-one house we had a no-show and I automatically assumed this was another time-waster, although admittedly the EA did say the viewer's car had broken down. A couple of days later they re-scheduled though and turned out to be very keen cash-buyers - they bought the house (£585k) and the sale went through in six weeks
Moral of the story - don't tar all no-shows with the same brushMortgage-free for fourteen years!

Leave it up to the prospective viewer to rearrange, for sure. If they are serious, they'll apologise for missing the slot and ask for another time.
Honestly, sh*t happens. Maybe rarely, but it does. I was a no-show once because the night before one of my viewings, my dad fell seriously ill - we had to call an ambulance, and I had to drive to hospital and back at 3am with clothes and supplies... needless to say, viewings were very far from my mind and I completely missed my 10am viewing the next day without even thinking to call ahead. I got a snotty voicemail from the EA telling me how rude I was and demanding an explanation on why I wasted her/the vendor's time; I could see her POV, but I was pretty angry about it at the time. I called and explained after I'd cooled down a bit, but her attitude was pretty poor - I suppose she must be fed up if, as said previously, 30% of viewings end up as no-shows, but trust me, there are genuine reasons sometimes.0 -

You're all going to hate me now, but I was a no-show to an appointment on Friday.
I had just entirely forgotten. Absolutely no excuse and I apologised to the EA and still feel really bad. I am normally really reliable
BUT ultimately it was because I was no longer really interested in the property.
It could have been because they were lost, but I think if someone is interested they would have probably done some basic research like where it is. Maybe not though...
Find out their reasons. If they got lost, give them the benefit of the doubt. If their granny took ill, give them the benefit of the doubt. If they forgot, tell them to b*gger off:DDebt £26k 18/10/140 -

Hence why I said earlier that I would mentally give a "no show" 24 hours to ring up full of explanations/apologies in case there had been a genuine emergency situation causing someone to be a "no show" - rather than definitely assuming at the outset that someone was an unreliable rude type. Occasionally stuff happens.
Re the earlier poster who said they were a "no show" because they couldn't find the house - I wouldn't be inclined to give them another go. Reason - because I would have expected them to know about maps and Googlemaps and have looked up where the house is at the outset. When I was looking round a totally new to me area recently I made sure I'd checked it out well with Googlemaps to start with and I got hold of a map as soon as I was there and picked the "locals" brains about where everywhere was. So I duly found the houses okay - even though one of them is that tucked away that it wasn't that easy to find. One of the EA's there duly puts directions to "their" properties on the property details anyway - which I was amused to note had included routing viewers up the nicest road (rather than the most convenient road) to get to the property.
(But - hey what can I say - my estate agent admitted to me that he takes my viewers the route to my house that will make them think "Ooh....I didn't realise what was nearby:D:T:D" and got my response of "I've paid for it - so flaunt it....").0 -
I had the same person no-show three times..! Each time they wanted to come at 8pm (which is border-line too late for me anyway), each time I said yes, and each time they 'forgot'. All in the space of a week. Looking back I must have been an absolute mug taking the third booking after not turning up twice.....0

It i had a no show, I'd give them one more chance. But if they blew that chance, that'd be it.
I wouldn't want to be selling my house to someone who was a PITA at the viewing stage. Chances are, they'd be a PITA for the rest of the transaction tooEarly retired - 18th December 2014

If I had an no-show without prior notice I would refuse any more bookings from that person. Its rude and they're obviously unreliable.0
