Was reading your thread as I was in a similar boat there with selling. I have a 3 bed mid terraced ex council house in Falkirk and it got a HR of 95k. Estate agent suggested offers over £89,950 and I was hoping for around 92/93. It was on the market a Friday morning, and had 4 viewers (and a second viewing) within the week, an offer of 91.5k on the Wednesday and an increased offer which I accepted on the Friday of 93.5k, so all in all, was only on a week!
Basically just to say, I think you are doing the right thing by making it offers over 89+ as it will entice viewers to look more as 89 seems a lot less than 95 (even if they end up paying 93, lower price gets them through the door).
Fingers crossed you get a good offer soon, I found it stressful even in that week trying to make house show home tidy before viewings!

Well, as you've probably guessed from the lack of activity, there's nothing to report :cool:
I would quite like to freshen up my bedroom but a bit reluctant to spend any money on the house atm. And I've seen a house that I would like to be interested in but def not going to look at it until mine has sold - very sensible

So, I've said since I started this journey that I wouldn't be properly looking for somewhere to buy until I've sold mine. I've been keeping an eye on Righmove etc at the types of properties similar to mine that are on the market and properties that I would be interested in buying when mine sells...
One has just come on the market offering part-exchange so I've been having a look at how it might work. The part exchange is offered by McEwan Fraser Investments - seems to work by them buying my property at less than market value in order for me to buy one their Estate Agents are selling at equivalent less than market value.

We have an end terrace 3 bed Ex LA that we want to move from in the next 12 to 18 months (or sooner if we can make it happen!!)
We bought just before the market crashed and paid just over £90k for ours - recently had some estate agents out who valued it at £85 to £87k - McEwan Fraser said £90k at an absolute push - one of our neighbours sold their 2 bed mid terrace (with extension) for £80k so I'm hopeful we could hold out and get nearer the £87k - like you, we don't need to move!
Re McEwan Fraser part X, I suspect they will undervalue your property and offer you less than market value but worth asking?
The other option is a new build - you could haggle a good part X deal and some other extras - we'd hoped to do that but need to save up more to hit the 10% deposit because apparently you can't combine part X with HTB which is a bit annoying!0 -

I went to see the potential part-exchange property but was only offered £78k for mine :eek:.....so no part-exchange for me
It feels like ages since I've had any viewers....good news is that there's one coming tomorrow. Maybe this will be the one
I've been doing a lot of looking at mortgages over the last few weeks and think I'm going to go for a 5-year fix. They're slightly more expensive but I really want the security. I might also speak to someone about an offset mortgage. I thought it would encourage me to keep saving when I move house. I can feel a trawl through the mortgage boards coming on.....but only once I've done the pre-viewer cleaning :rotfl:

Our neighbour sold via part exchange and got £20k less than their value, think they wanted out and couldnt be bothered putting it on the market. Not personally somethind id do but suited them.
We are in west coast scotland, for sale 10 weeks, had our first viewer last night! Lol ours valued at £85k on market at fixed price £85 and since reduced to £77,995 and only 1 viewer!! Cheapest in our area, but still not a lot of interest!
